Hello.... we live in Saugus, but have been looking all over SC Valley.... so far, it just looks very pricey. :( We are not actually intending to Owner-build for several years (too many young children in our household right now), but we wanted to shop for land early -- hoping to have something by the end of next year. So far, we are not seeing anything that is a good price, let alone a bargain. That is, unless you want to move way out to Green Valley, and even those lots are small. How is your search? We were thinking about checking some land auctions around the beginning of next year, and getting in touch with the assessors office.... have you tried that yet? I have not yet firmed up a floor plan, but have been researching products, such as warmboard (a radiant heat product) and pex tubing for the plumbing runs in my house. I plan on ceramic tile and wood flooring myself. I was at a log home and timberframe home show in Chicago last weekend and there were some suppliers there with some discounted prices, below what would be available retail. Hello Kelvin! Actually, we're about to start building around mid-December. We've been learning/reading/researching/visiting sites/etc for about a year now, and have a very firm grasp of the process. Throughout this process, we've met SEVERAL OB couples, some firsttimers, some experienced OB couples. We were very surprised at the number of "nice" "upscale" homes that are built by OBs, and most have been kind enough to share their sub lists (labor) with us. I've knocked off so much from my initial total cost just from gaining access to these OBs subs. We've met several OBs in Fair Oaks Ranch, Summerglen, Rogers Ranch. All of these "John Doe Custom Homes" signs you see at homes under construction are folks just like you and me. Feel free to contact me as needed. What's your schedule to start?

I currently have financed a land load for my lot through National Bank of Arizona. I will be getting the construction loan through them soon. I have talked to a couple other O-Bs who used them for a construction loan and the bank was pretty easy to work with. I'll let you know how that piece of it goes. They offer a one-time close which is nice, so the closing costs I paid for the land loan can be applied toward the construction loan and then the mortgage. I think that is a very nice advantage. They offer a one-time close which is nice, so the closing costs I paid for the land loan can be applied toward the construction loan and then the mortgage. I think that is a very nice advantage. Hello, Joel I used to live in Omaha where I did a general surgery residency from 89-94. I am building a timbe frame house which is very tight and energy efficient. I am quite interested in radiant heat in regards to comfort and dust, although one of my timber frame designers says that the home is so tight and efficient already, that the added savings with radiant heat is not as significant as a conventionally framed house. I plan on about 3500-4000sf of finished space above a walkout basement and have been quoted the price of 10-15 dollars/sf by a warmboard rep. I haven't reached the point where I've decided if the extra cost will be worth it. I do know that I will be using pex tubing for all the runs in my house as far as the plumbing goes.
