I got in before the rise. In 2005, impact fees were $2,500 and now I think they are at $5,800. We started Dec 27, 2005 and finished in Aug, 2006. I looked for land for half a year; it cost $25,000 on a lot with a 12 ft. front-to-back drop. I have a lot of people who network with us. We keep busy and that's the short story.

City water 1" meter, 12" block in front, 8" block sides and rear, web floor, stick frame, stucco second and third. Also has fire sprinkler throughout, lots of extras.

Don't let the problems change your path; it will make it more enjoyable when you finish. I got $53/sq ft plus $8,000 to refi. and it will add $2 a foot. I like what I have a lot - a whole lot.

If you have photos create a scrapbook wish list.

Start with the end and work backwards:

  1. Pictures of similar homes
  2. What the final home looks like.
  3. Add the cost of structural type and quality.
  4. Note all the special features.
  5. Find a Florida engineer to seal the plans.

With a predesigned set the drafting is not too much less, unless you buy the plan on dvd in the draftsman's program. The engineer will find a draftsman for you, but you can shop for one yourself and save about $1.50 per square foot. You can get almost anything designed through a local Daytona Beach engineer.  If you have all the guts, I can help put it together.

The drafting is easy, but the changes take time so plan your work.

The reason might be as simple as he doesn't need to show the change if it's not a structural change (which is the only reason he seals plans). The skin or cladding in the code has a requirement to be attached to the structure for the wind code. As for what it may mean to you two to have a true drawing reflecting what may need coordination with other materials due to thickness or texture is a judgment call. Most designers want to do floor plans and elevations. As a designer I would change and try to reflect any coordination conflicts and charge $300 approx. Go back to the designer. Then ask and see if the engineer would be happy with the seal process for the change at a reasonable rate. The engineers that seal plans for my clients would charge a $200 fee for the review and change.

I need to put a sealer down on my concrete floor in the basement untill I get the money to put down flooring does anyone have any experience?

I looked at  Quickcrete concrete stain acid etching,

I have approx 503 sq ft. I just need something I can tile over in two years.

Thanks for the line, it seems to be what all the web is saying I will prepare it well.

If I fill cracks will the texture show? Or should the hair line cracks be left alone? The ones you don't see unless your looking for them up close.
