Well we are kicking off the O-B process (taking the plunge).  We own land north of Holy Hill Rd in Washington County, have our plans in hand and will start putting out for bids.  Would love to hear from anyone on sub recommendations.

Hi Chad,

So how are the bids coming? Getting closer to the start date? Although you and I have already communicated through emails about local contractors, I thought I'd post a pointer for other folks who want to start looking for subcontractors. The Metropolitan Builders Association (MBA) in southeastern Wisconsin maintains a great directory of subcontractors. The directory contains a lot more than just builders. Virtually every possible trade is represented with multiple entries. The subcontractors who have chosen to join MBA usually specialize in new construction, and most of them have dealt with owner-builders. Another great source of contractor leads is Angie's List.

Hi Jeff,

Thanks again for all of your help!  We have most of our bids in (two to go).  I'd like to put a plug in for Craigslist, not for subcontractors, but so far I've been able to sell my home, purchase 27 acres of land, find our furnished rental house we are living in while we build, purchase brand-new maple cabinets (for the laundry room) and purchase brand-new closet doors from the website.  What a great tool and it didn't cost me a dime!

The money I've saved on Realtor fees and cutting out the middleman is allowing me to upgrade to a geothermal system (radiant and forced-air HVAC).  Also, I picked up a cherry locker set 6'x7' for our rear foyer from a home show this last weekend.  Retail - $2,750; floor model in great shape, delivered - $500.

Well, I learned an important lesson today.  I finally got the septic approval from the state (putting in a mound system) and went over to the county for their septic approval.  Seems where I am building my house falls into a "shoreland" district, thus I have to apply for another permit.  I need to provide additional information on the building site and have my surveyor complete some additional elevations for the approval.

Note: If you are going to be putting in a septic system in Washington County I used a gentleman who used to be an inspector for the county and does excellent work (I would start this process early as it took about a month for approval).

Hi Chad - Craigslist has been good for us as well.  We just picked up 1,500 square feet of Lannon stone for $500.  A couple who specializes in house flipping is working on a home in Wauwatosa and simply needed the Lannon stone to be removed from the premises quickly.  They hammer-drilled it off of the outside walls and we had to load it and transport it from Wauwatosa to our lot in Richfield.  Not easy work, but we feel it was well worth the effort.
