I  was curious about what everyone's budget is in comparison with the square footage of their homes. We are building an 1,800 square foot home. It is not huge, but it accommodates us. Our budget is $100,000 and at most $150,000. This does not include land since that is already paid for. We are in the planning phase but is this a reasonable amount for our area? (San Antonio.)

This is what we have so far...

We plan on paying for all appliances and furniture out of our own pocket before we break ground. I live with my parents and my boyfriend lives with his so we don't have a mortgage, just car payments.

We are in the process of buying 18x18 travertine tile for the house at $2.15 a square foot with no taxes, bought on Craigslist. My dad will install when the time comes.

Our kitchen cabinets were custom made and they cost about $2,500 for a 14x14 kitchen. (My uncle is making them.)

The granite we chose was quoted to us for about $2,000.

All of this is coming out of our own pocket and not part of the loan. We will continue to purchase items out of our own pockets until we break ground. In your opinion, are we setting a good pace for ourselves?

Our budget is $250K-$260K. The house is 3,200 ft. first floor and there is a bonus room over the garage that we may finish out. If the budget allows that would add some more square footage. The more you pay out of pocket, the better off you will be to meet your goal.  Do you have land already?

Hi Jeff, we purchased our land already for $21,000. We got a great deal from an out of state seller who wasn't aware of the boom the neighborhood was going through. We are building in the neighborhood of Selma Park Estates and were lucky enough to purchase right before the prices increased to $30,000+. With that said, we are looking to spend about $100,000 on building and completing the house.

Sounds like you got an awesome deal.  I am trying to call the number that you gave me for the tile but have been unsuccessful.  It is busy all of the time.  I hope that I am dialing the number correctly since it is out of the country.

Hi Jeff, I'm not too sure about how to dial them either. My mom will be calling my grandmother tomorrow so she can get in contact with them. However, it is Sunday and they close at 2 p.m. on Sundays. We showed up at 2:15 p.m. the day we went, and the salesman there was nice enough to reopen and let us go through the showroom. I'm sorry, I didn't catch the name of the business. They don't have a website either. My dad knows his way around that city really well and all I was doing was following him. I have the number to the McAllen office, 956 782 1948. Maybe if you call them they can give you a lead.

Re: Construction budgets:

If you haven't already, you probably want to check out the earlier posts under another topic on the Texas Local Forum:

SF Prices in Austin

There are 29 posts there--it's pretty much the same area as far as suppliers, subs, and prevailing rates, I think.

I tried the McAllen office and they refered me to
someone here in San Antonio.  Please continue to pass
on info as you get it on this product.  I am really
interested.  I tried the email aproach on the Mextile
website.  We will see what happens with that. Thanks
for everything and talk to you again soon.

Hi, you won't believe how our budget has grown... we went from $325,000 to about $450,000 in one year! But we are building green with SIPs, geothermal, and rainwater and these systems aren't cheap. I didn't include the pool and land costs in the figures above. It's a modern home, 2,419 sf, and you can take a look at its progress at "my construction website".

Thanks,
Myleen
