I am just starting on clearing the land I own between Gainesville and Palatka, and I am looking for subs for foundation, septic, well, and eventually plumbing and electric.

I would like to do my own plumbing and electric. I'm competent but I have no knowledge of the building codes. How do I know what to use where? I tried to read the FL building codes online, and they are VERY hard to understand. Is there a book to interpret them, or should I get a sub to consult with me?

My suggestion if you want to do your own electrical, plumbing, etc. and feel you are able to, first thing is to check and make sure your locale allows you to. For example, in my locale (Las Vegas, NV) an owner-builder is allowed to do pretty much any of their own work, but the plumbing and mechanical plans need to be drawn and stamped by an engineer if the owners intends to do their own work ($$$). In my locale If you hire a sub then they are allowed to draw and stamp their own plans, which they usually do for free if you hire them.

So assuming you can do what you want to do and simply need to comply with local codes, I would highly recommend the "Code Check" series of books. They are small easy to read laminated spiral bound books that are kind of a punch list of what the building inspector will be looking at. The only exception is that your locale generally will have amendments to the building codes which only the local inspectors will know (and if you read the amendments yourself). In my locale the amendments are pretty minor.

In my area, the inspectors actually use the code check books during their inspections! They are pretty cheap too. There is different book for every trade, so you might want to buy a few.

Code Check Electrical:

Code Check Plumbing:
amazon.com/exec/obidos/tg/detail/-/15615862

Code Check HVAC:
amazon.com/exec/obidos/tg/detail/-/156158603X

Code Check "General":
amazon.com/exec/obidos/tg/detail/-/1561586250

Hope this helps!

-Jeff

Those books look good.  I will also check with my building inspector and see if he has any tips.

Brain:

I just purchased a lot in Gainesville and will be starting the building process soon.  Can you share the names and numbers of any good subcontractor you have found?  I am in your same boat, with the exception that I have to pay someone to do all the work.  Unfortunately, I have never built before and I am disabled with Multiple Sclerosis.

First thing I need to do is get permits and start clearing and preparing the lot.  I would like to start in two weeks.  Any advice will be highly appreciated.

Thanks,

Armando

I only have a couple people whom I have worked with, one guy who cleared a lot of trees.  Ward's Land Clearing, but he's out of Palatka.  Very reasonable, and I would trust that guy without question.  Just not sure if he'd be willing to drive all the way to Gainesville.  There's another person near me, Beckham's Land Clearing at 352-481-5153.  He lives around the corner from where I'm building.  I haven't had him do any work yet but he will be clearing and providing fill for me within a week or two.

Actually, I had Perry's Concrete 386-329-5544 do the garage foundation.  He wasn't the cheapest, but he did an excellent job and the slab came out square within a quarter inch.

David

Thanks for the post.  I am planning on building a house in Lake Butler about 30 min. north of you.  Do any of these subs work in my area and have you had any experience with them? How far along are you?

Brad
