Can someone give me a general idea of a reasonable price per square foot for framing without supplies? I'm not sure if this will be helpful, but here's a little information about my roof. Gable pitches are 12\14 Roof pitch is 12\12. Does the size of the home matter on price per square foot?

It really depends on what part of the country you are building in. In my area the cost runs around $6-$7 per sq ft., but it depends on the design of the house as well. I've talked to people on the east coast that are paying as much as $12-$14 per sq. ft. Best advice: call several framers in your area and compare bids.

Two framers tell us they would charge $5-$5.75 a sf.

Tim,

We are using ICF with trusses from a truss company (Dietrich metal flooring, 3/4 TG).

Our best quote from a builder locally was $7,700 for 2,620 sq. ft. They will build interior walls. Hang windows and doors, set trusses, and do roof decking and build the basement stairs as well.

If Florida math serves me, it is close to $3 sq. for labor (no materials), and a great group of guys to boot.

Get real bids for your area, anything else will leave you disappointed.

My house is ICF exterior, and the basement had already been capped.

Framing bids ranged from $4sf to $10sf huge variety.  All are expensive considering the exterior walls were done and the main level TJI's sub-floor was already installed.

Wow!  That is a great price. Our bids ranged from $6.50 to $3.50 per sq. ft.  We checked out the work of the lowest bid and he does great work, so we will be going with him.

I live in the Pac NW along the I-5 corridor in between Seattle and Tacoma, WA.

Material + Labor for stick frame residence is approx $15/sf.

Material costs are approx $7/sf.

Labor costs are approx $8/sf.

............

Material + Labor for stick frame garage is approx $9/sf.

Material costs are approx $4/sf.

Labor costs are approx $5/sf.

............

Here are the specs:  2,500sf rambler with detached 728sf garage:

  • Garage is slab on grade, and materials will include 2x4 walls + OSB sheathing, headers, trusses + OSB sheathing.
  • Residence is over a crawl space, and materials will include TJI + sub floor, 2x6 exterior walls + OSB sheathing, headers, interior walls, trusses + OSB sheathing.

Please consider value engineering, such as two foot centers for all exterior stud layouts to fall directly under truss layout. 

We can discuss these considerations but right now this is just a general ballpark estimate to keep us in line with current industry standards in my region.

As a follow-up to yesterdays posting, let me share additional framing cost estimates as a result of responses from suppliers and owner builders to my original posting:

Seattle/Tacoma tends to be just at the national average when it comes to framing costs, possibly a little higher in average costs but not too much more.

For a stick framed residence on an average to custom home, material costs can be $10-$11sf, especially if TJIs are utilized as a building component versus dimensional lumber in the floor system.

Framing subs are charging in the $6-$7sf range, but can be as much as $8sf for more complicated roofs on multi-story homes.

Material + labor for a stick frame residence is approx $18sf, based on the current project I am doing as well as the average of what others are reporting to me on their jobs.
