The costs I just calculated for a 2,400 SF home in suburban NYC area seemed crazy high, fortunately I found a printout of an earlier calculation I made in April 2008. Their costs were 51% higher in 2009! I ran and reran the calculations for both years numerous times and I know I was consistent.

The costs for labor, material, equipment, direct and indirect were all substantially higher. I know materials costs like lumber and copper have dropped substantially the past couple years, and how can contractors be raising their labor costs and markups in this environment?

The 2008 costs were consistent with the SF costs I was able to get from a modular builder who was loathe to discuss them with me. IMO Building-cost net is worthless and grossly misleading.

John , There was another thread about this a few months ago, so I ran mine. I felt like you, it was insane and recommended people not to put much stock in it. Mine came in at double what the appraised value was and over three times what I paid. In my area labor costs have come down substantially. Now I did do a great deal of the work on my house myself but even with that it is still not realistic numbers. I have also noticed that the big box stores are bending over backwards to be competitive for your business. When I bought my drywall, I negotiated it with HD and it was so low that they had to call higher ups to get approval. The guy I was dealing with said he couldn't believe they approved it because they hadn't sold it that low in four years. Same situation with insulation, etc. You should make an appointment and go in and have them bid the complete material package. It will help to give you a good idea of what your actual costs will be.

Yeah, there was a thread I replied to not long ago regarding building-cost.net.

It said where I live it'll take $253,000 to build a 2,100 sq ft with grade four (low average) across the board... $120 /sq ft.  I talked to two different GCs, one said $60 sq/ft (I feel like he was low-balling to get me to come in) and the other said $75 sq ft.

So yeah, building-cost.net is completely inaccurate for my area.

And Faye, things are the same here... at least in regards to labor cost.  One of the GCs told me that subs are having hard times just making their truck payments and are really looking for jobs.  Now, if only my house would sell so I can start building!
