Anybody have good or bad experience with UBuildIt for a major remodel, seems like most of the posts have to do with starting from scratch on a whole house.  Our remodel has some pretty challenging demolition, logistics, structural and foundation elements, in a hard-to-access site.  Would UBuildIt take some risk out or ensure the budget and schedule holds, versus a GC?  We're not readily finding a GC with the range of experience needed, not having a good feeling about their padding the price excessively or the risk if they are in over their heads.  We can't afford overruns or schedule problems.  Thank you.

I've been using UBuildIt here in NJ and have been very happy with them. Although I am doing new construction, most of the clients for UBI here are doing remodels (it's so difficult to build in NJ, that most people tend to remodel). He is doing a dozen or so UBI projects right now, and I think only mine and one other are new builds. This UBI guy has photos all over his office of major renovations they have done recently (second story added, etc.). He has been the best, though I think it has to do with his own experience, he has 40+ years as a GC and has a separate contracting co. in addition to his UBI business.

David, I think you missed the "you" in UBuildIt. As in "You Build It". Under their program, you become the general contractor. How do you feel about your range of experience?  They talk a good game and can give you advice and guidance, but in the end you hire the subs or do the work. It is your schedule to make or break. Once they get you through the bank it is your budget to bust and if you failed to do a good material breakout don't expect them to have some cash for you.

If you can't take on this responsibility then find a GC and nail down the specifics and time frame with penalties for non compliance. Most GCs know their limitations and will sub the areas that might get them in trouble. If you find an otherwise good GC you may want to shop for a sub for him in the area you feel he is not qualified and maybe he would be willing to let the sub handle that portion.

A year late, but I used them in So. Fla. for a remodel. They missed the budget by over 80% and the project is a mess. One small example is the concrete was poured in a room before the plumbing was installed--good advice!
