Thank you for picking my Forum tip. I am fairly early in the process, just finishing with the planning. I have taken your advice and planned till I couldn't plan any more. I hope it goes smoothly. The bank was very impressed with the proposal we put together. I also wanted to say how helpful your site has been. Thanks for the great site.

I am building in Jacksonville, Florida and have been trying to research tax credits for the owner-builder when construction is done with energy-saving features. We are building with ICF's and looking to do spray-foam insulation, which should qualify us for the credits but so far all I have found is that builders can qualify for $2,000 per home if the home meets certain standards. Does anyone have any information on this?

Thanks,

Trudy

Trudy,

I installed geothermal radiant heat in my home, and last year I took the tax credit for using an energy-efficient heating system. I simply gave my tax preparer a copy of the receipt from the supplier. I did that just in case the IRS questioned anything. I'm sorry, I don't remember how much the credit was.

When you build your own house, you are not eligible for any tax credits. That comes straight from the IRS. I called and asked and then told the agent that that was stupid. The credits from new construction are for "contractors" not owner-builders. I am not sure if it applies if you hold a contractor license and build your own house. I briefly read the code, and it appears to only apply if the home is being built for sale. If you retrofit your home you are eligible. We are going after rebates from the electric company if they still apply by the time we are finished.

It is a VERY stupid code, and I told the IRS that.

Dorothy

Federal tax credits, or does Florida have a state-tax credit? The reason I ask is I thought these tax credits expired in 2009, and this seems to be backed up by IRS Form 8908. Now then, look at the definition of "Eligible Contractor" on this tax form; I don't see that an O-B would be excluded. The eligible contractor is the person who owns or has a basis in the qualified home during its construction - I read this that your HVAC subcontractor does not meet eligibility to take the tax credit for installing an energy-efficient HVAC unit for the "owner."

You should look to see if you are in a Smart Growth Area. If you are, you should be able to get some money if you build an Energy Star home.
