I really, really like The Owner-Builder Book (not to mention the amazing website) for a variety of reasons, but mostly because it gives people information they need and the confidence that they can build their own custom home. Experts in all fields try to convince us that they have an informational advantage and use it to play on our fears, make us feel incompetent, cheap or even stupid.

I will be transferring to New Mexico and want to build a home there. Is New Mexico an owner-builder friendly state? As far as the price for lumber, is it pretty much the same everywhere? Anyone had to install a septic system and what were your costs? I am looking around the Los Lunas area to build.

My brother is a general in NM. NM is owner-builder friendly, and in many areas, for better or worse, codeless.

You will find it harder depending on what style of house you are building, depending on your area.
Getting pitched roofs with gables will be more expensive than the traditional flat roofs used on adobes, etc. I kind of found that out building an adobe in CO, I was paying a premium for good quality flat roof systems over slate pitched roofs that are common.

Glad to hear that NM is owner-builder friendly. We have also had a lot of friendliness and help in getting plats, maps, etc. sent from the county (Otero) to Norway (where we are currently living). I can't wait to move and get started for real!

Birgitte,

Welcome to NM! This does appear to be an owner-builder friendly state, although there are a few areas where professionals are required. For example, unless YOU (not someone you hire) can personally manage a backhoe, installing a septic tank requires a licensed septic digger. The previous posts intimated that building codes are not too prevalent. In the Albuquerque, NM area this isn't at all true. We are trying to get our 1,000 hours in, and if we get some breaks on pricing we hope to break ground this coming March. Prices (land, materials, labor) here have soared in the past five years. I wish there were more owner-builders here in NM so that I could learn from them.
