We had figured our budget on a house of 2,700 square feet, but we'll finish 4,000 square feet for $200,000 or $50 a foot.

My friends owner-built a 3,200 square foot semi-luxury custom home at $85 a square foot last year outside of Durango, Colorado. I'm building outside of Durango, Colorado and I'm hoping to get under $350,000. A third is materials, rest is labor, as The Owner-Builder Book pointed out.

We excavated on Sept 19th 2003 and will insulate on Dec. 8 2003. Our schedule has stayed tight and on time. I have to hand it to Mark and Elaine for doing electrical....We have skilled help and it is killing us.. We finished the entire basement, mainly because we had the lumber and the help. THen we did the electrical, mainly because we had the help. So our insulation bid will do the basement for $500 more than the original bid, blown...awesome deal there. We also found roofing paper that is synthetic, it covers 10 sq ft and is guarenteed for 6 months without shingles and 20 years with shingles. Great product especially in this time of year. It is almost like bubble wrap, it looks like tyvek. It was much easier to put up. We got 4 bids on sheetrock and decided for $2400 more to finish the entire basement. We aren't over in any area yet and have yet to use our contingency. We will have to be a little creative to fit this in, but getting the mess done now will be worth it.. We have a few things to fix on our 4 way inspection, things we didn't know about like fire blocking on the staircase, firming up a plumbing drain. I am not sure where we will land as far as per sq ft. but we have been able to do things we hadn't intended like an intercom system, stereo surround, granite, and concrete stamping. We are trying to get the sheetrock by the 19th and finish work by Christmas so we can tile and do our own things over the Holidays... I wish you all the best in your homes, it is very satisfying to see things come together. I never expected things to turn out as well as they have. It is very satisfying, although allot of hard work. (that electrical...) This site and the book have been invaluable. We know enough "lingo" to have a conversation or at least ask the right questions. Planning ahead was the smartest thing we did. I am soooo glad we had everything picked out before we started. Today we measured cabinets just to make sure the measurements were right, we already decided on wood, style, ect. I am so glad. Our bank has been impressed with how well we know where we are at. When we are finished with one craft (that is what they call each category such as lumber) we move money to another area that we know is going to need extra in. When we make a draw they give us a statement showing where the money is and how far we gone. OUr last one said we were 63% finished with 50% of our loan done.
