I want to say is that if you do plow through old posts, that this forum and That Home Site has been the most useful to me - but it goes both ways - post questions and answers (things you have read etc..) to get relevant topics going. I have also met another O-B through the Connections on this website and they are building locally and we have hit it off and are sharing all our info - that has been really applicable and fun to experience the same issues, 'be in the same boat' so to speak.

I currently live in Kansas, about four miles from the Missouri border. Our property where we will be building is in Missouri. Is there any reason to shop and look for subs in just Missouri or since I live in Kansas currently, should I also look here? I know sales taxes are slightly higher in KS, but if materials are sent to the property than MO taxes should apply. Does anyone see any other advantage or disadvantage to bidding and shopping in one state versus the other?

The tax situation would be easier to resolve than the crossing of the state line by your subs.

I am not quite as close to the border as you, but I didn't let minor issues like a state line preclude me from shopping for either subs or suppliers. My supplier list includes both sides of the state line, as does my subcontractor list. Don't artificially limit yourself from talking to relevant subcontractors or suppliers in the vicinity based on arbitrary like a state line.

Dale, would you clarify what you mean by subs crossing state lines?

Their contractor's license isn't any good across the state line, unless they go to the expense of being licensed in both. Some states have reciprocity agreements but they still want some fee for one to work in their state regardless.

Good explanation, thank you. In my locale, obtaining a contractor license is as easy as writing a check - for me it was $30/year (and they even prorate it so they all expire on December 31). I did ensure my out-of-state contractors were licensed to work in my locale, although being close to the state line, most of them already crossed state lines and had licenses. For the others, they didn't let something small like a $30 or less check keep them from bidding on the job. Given the ease of obtaining a license, it really concerned me about who is actually building spec houses and quality of construction.

I hadn't given much thought to taxes. My truss shop was in Topeka (KS), and they delivered - I wonder which tax rate they charged me? My plumbing supplier was local (MO), but they had a larger store over in KS and sometimes I went over there simply because of better selection and I assumed I just paid KS taxes at the counter?

So far I have found the state line to make absolutely no difference to any of the subs/suppliers I've talked with. By the way, the sales tax rates of most KC metro cities are very close to the same, regardless of which side of the state line. Property taxes are a much different story, however.
