My wife and I are a bit west of Milwaukee, and we're looking to build a house. The house we live in now is a three bedroom, 2-bathroom ranch. We need a bit more space - closets, den, and a "flex" room. We would also like a larger dinette.
Anyhow, I started down the road looking at models, builders, etc. We would build a 2400 sq. ft split bedroom ranch on our lot. The lot percs for a conventional septic and the water level should be at about 60 feet. The prices from the builders are coming back at around $270,000 - $300,000.
We then came upon an "expeditor" via a friend building with her. We looked at some of her homes, and they are beautiful. I talked to a mortgage officer who built three times with her. She builds for around $101 sq. ft. It sounds too good to be true. I would (I guess) be the GC, but essentially, she would do everything on site. She charges around 4%; builders around here are at 15%-20%. The mortgage officer said he' has worked with her clients on about 50 homes. Nobody has ever had anything bad to say about her. I think we can build our house with her for much less then a builder. I cannot be onsite, so I would not be able to do any management, etc.
We are having a tough time with budget. We are working with her designer ($0.60 per square foot), but it is hard to build to a budget if you do not have any idea as to what is expensive.
First, any feedback on using an expeditor; next, any budget hints?
