Howdy folks!

I'm guessing it varies by region or governing authority, but is it possible to obtain - in advance - a list of "everything" an inspector would be checking, on a given visit?

The simple answer is this:

Find out which building code your county has adopted (IRC 2004, for example) and get a copy of it. That will have nearly "everything" that your inspector could check. Taunton Press has some quick guides to building codes that are very helpful, but not comprehensive.

The real fun comes when your inspector has a preference for something that isn't in the code! (Don't worry. That's not common. But it DOES happen.)

If I read your question right, you're asking what HAS to be done to code and what things never get checked. This is an area where the Owner-Builder is at a bit of a disadvantage compared to a General Contractor. A GC that does a lot of work in your county will know what will pass inspection and what won't.

On the other hand, building to code (at a minimum) is generally in your best interest anyway. Why would we want to cut corners on our own homes?!?

Build it to code and you and your inspectors will likely get along just fine.

Excellent! Thank you so much :) I agree that the O-B is at a disadvantage (particularly us first-timers) compared to a GC in this area. I just am wanting to take a look at this kind of thing to help mentally (and emotionally, hahaha) prepare myself. I've always felt better if all the cards are out on the table up front, even if there are thousands of them, and they are initially just one big unorganized pile.
