The house plan we are considering has already been built in our area.  We are considering contacting the builder and seeing if he would give us any helpful information about any issues he encountered in construction, things he changed, things he would change if he built it again...etc.  If any of you had this opportunity, I am wondering how you would approach the builder and what questions would be important to you. 


Any input will be greatly appreciated!

It never hurts to ask. However I found that most GCs I talked to were interested in completing the build project, and not so much interested in helping me do it. That said, there were a couple of builders that I relied on for advice, the occasional tool, subcontractor recommendations, etc. that were extremely helpful and open to sharing of information since I was not in direct competition with them (I was no threat to their business). It could work either way, and you never know until you ask. What is the worst thing that could happen?

I would certainly introduce myself to the owners of that structure and ask for a tour. In the planning process, I can think of few things more valuable than a full-size 3-D model you can actually walk through. It will give you a good opportunity to determine if this is the "right" house for you, and perhaps minor changes you might make to make it even better and more liveable. While I had a computer model that you could "walk" through, including furniture, my SO had a difficult time visualizing what all the lines on paper would eventually end up as and this would have been very useful for her.

Kenneth,

Thank you for your input.  Actually it is a spec house and we have toured it a few times.  I think it will be invaluable, as we have already made changes on paper to the plan.  My husband's point was that the builder may have encountered issues with the engineering or plans that he could relate to us saving us time or $ on our construction.  So I think we will approach him, like you said it can't hurt to ask.  Again, thanks for your response, I always enjoy your posts.
