A relative has decided to give me a portion of land. The problem is that I would need to split the land. How do I do this and get a my own separate deed for the portion given to me?

Todd, in Tennessee, and I think most states are similar, you'll have a bunch of state and locate regs to meet, (minimum lot size, access requirements, environmental health department approval if you are on septic, etc.) Here in Tennessee all property line modifications and subdividing have to be approved by the local planning commission if any of the land falls under five acres. Cut one acre out of five acres, and you have to have both tracts approved. Cut one acre out of 20 acres and only the one acre has to be approved. You'll need a surveyor to cut the tract out anyway; he should know all the local regs.

Also allow yourself some time, it may take 3-6 weeks after the survey is completed.

Thanks, Stan. The property in question is actually in the county, so I don't *think* I would have to deal with the local municipality, but I don't really know.

The lot is a 2.7-acre lot and I will be getting roughly 1.5 acres out of it. So, would you say the best person to contact would be a surveyor?

Todd, I think that would be your best bet. Contact a surveyor in your county. Here, even in counties that have no planning commission, they use a regional planner who may handle several area counties.
