WARNING! Long email.

I need some help from all of you.  I am still having a difficult time understanding the excavation/foundation part of the house.  Once I am at the framing level, I'm good but I am beginning to worry about my ability to get past the foundation.

My foundation is a stem wall with slab.  This is not the original property that I had in mind for my plan and the property is not perfectly conducive to a monolithic slab.  Hence, the stem wall.  The property has about 4 feet of fall from the back to the front of the house. House corners are already staked.

My understanding of the excavation/foundation process:

  • locate utilities and mark
  • install silt fence and construction entrance; lay crusher run
  • mark trees and clear all trees and stumps ensuring no organic material remains within the footprint of the home.
  • clear top soil from foundation area and driveway; clear area 2-3' beyond footprint for access
  • grade lot for proper drainage: lot should have a 6" slope within 10 feet of the house and 1-2 feet of fall from house to street
  • dig depth of foundation as necessary (how do I determine??)
  • compact soil in foundation area
  • dig footers as per foundation plan
  • footers inspected
  • pesticides applied
  • footers poured
  • poly vapor barrier laid
  • foam insulation??
  • concrete block for stem wall laid (how do I determine height-number of courses)
  • rough plumbing (sewer pipes, etc), HVAC and rough electrical laid. (pipes that will protrude from concrete should have steel sleeves foam protection)
  • Inspected
  •  Within the concrete block perimeter, fill in foundation area with gravel and stone
  • 4" slab poured; chairs used to hold rebar in place
  • pour patio and front steps
  • install 4" plastic drain pipe (perf) around perimeter of foundation with gravel below and 8-12" above; pipe should slope about 1" every 20' all to one corner; tar paper on joints
  • apply backfill
  • cut driveway
  • final grading with remaining topsoil

How confused am I?  What am I missing and/or confusing?
I know this is pretty long so I really appreciate any help you guys can give me.  Thanks!

Paula
