My wife and I are building a house in San Mateo County and s/ get the final permits soon. We could use recommendations for subcontractors/ vendors in the Nor Cal Bay Area, particularly right now for foundation, framing, surveying and lumber. Thanks very much.

Abhijit,

This may be late in response but I am taking our plans to a range of subcontracotrs to bid on my owner builder house this week.  The subcontrators were identified over the course of a year visting sites, etc.  We are building in Saratoga, Ca in the flatland area, not the hills.  How are you coming along?

Christine,

We have completed gathering quotes from subcontractors. We got 2 to 3 quotes from each subcontractor. We are only now getting the financing. We have been talking to three potential brokers to get the funding. So I really can't provide a list of subcontractors that we have used and would consider to be good for recommendation.  Additionally, we are not yet sure that we will go ahead with the project because of some developing concerns about cost. Also, the rainy season is almost upon us and the house has a basement. We are not sure we want to start during the rainy season. We should know in a few weeks about at least the financial decision.

I will tell you that it appears to be a good time to build because not much is happening in the building industry right now for the reasons you already know from the national news.

Hello, thanks for your response.  I am not sure where you are with obtaining financing but want to share some info with you.  My husband and I met with our CPA and Certified Financial Specialist/Planner and she referred us to mortgage planners (not brokers) where their compensation is handled differently.  After realizing how cumbersome a construction loan was, I was open to other ways of funding our rebuild.  This company found very good rates.  The company is called The Honte Group in Campbell at (408) 377-4123.  I worked with Rob McCarthy and his assistant Maureen.  Customer service is excellent.

Also, if you could share your list of contractors when you are ready, I can do the same with my neighbor who just completed building their house a year ago.  I think she got really good, low estimates because when we were going to put a sidewalk in her guy (who worked on his own on the weekend) only charges $5/sq ft which is hard to find.  My husband and I need to schedule a couple of hours to visit them and obtain this list of contractors.

Thank you for the tip on mortgage planners. We will give them a call. One of the brokers we have been in discussion with is Owner-Builder Financial Services in Fair Oaks, Ca. The guy (Skip) who owns it also gives a course on Owner-Building. I took the course. He is a general contractor and has been a successful one for a number of years in Sacramento. I've also negotiated with BuildMax.  They are on the Web. I'll share my list of contractors as soon as I am through this negotiation phase. Even if we decide not to go ahead, I'll send you the list.  I should know in a month.

Do you have a house design?  Are you ready to go? 

We were going to build in Cupertino at one time but our lot was too small. Cupertino planning department is really tough on house design restrictions.

We sold the Cupertino property and bought a  house in Saratoga to tear down. If we don't go ahead I guess  we will sell it or rent it out again.

We paid about $2,500 a couple of years ago to a professional estimator for our new house and the price he came up with was acceptable.  The new house was doable within our budget.  We got all the quotes from the subcontractors and the total was considerably more than what the estimator gave us.  This is what is causing a big problem for us now.  Not sure what will happen.  I can't believe how far off he was.  We had the house priced by a couple of General Contractors and the price was consistent with the total cost of the subcontractors' bids assuming the price break for being a "owner builder" is about a 20% savings on the GC cost.

I hope you have better luck than we have had so far.
