I'm in desperate need of some advice/input.  My husband and I have decided that SIPS panels are the best choice for us.  We are building a 2100 sf two story home with an attached 771 sf garage.   L-shape, complex gable roof.

I just received my first labor bid from a local SIPS panel distributor and was very upset by the price.  I'd like some feedback before I respond to the contractor to make sure that I'm not being irrational.

Labor price for raising the panels only was $41800.  This does not include roof framing, floor decking, hanging doors and windows, porches or any interior framing.  He also stated that I would need to secure a crane for one week.  Does this imply that the walls would be erected within one week?  If so, my framing bid for exterior walls comes to $14.56 psf or $348 per hour for three guys over one 40 hour week.  Am I doing the math wrong here?  Am I the only one who thinks this is completely too much money?  The crew is local, so travel and lodging do not apply. 

The cost of the materials was additional.

Any feedback would be greatly appreciated.

Sybil,

I talked to the ThermaSteel rep in St. Augustine, FL. And, if I remember correctly, he said to figure about $5.00 per square foot of wall for completed SIP exterior wall construction. I am going to meet with him in July and I may stand to be corrected but it certainly shouldn't be 3 times higher.

Does your figure include roof? I am going to use steel or wood truss for roof construction. SIP roofs can be a real bear to get to go together accurately unless it is an extremely simple roof design.

Let us know what you find out.

Thanks for responding Jim.

It doesn't include roof.  I asked for SIPS over my cathedral in the great room.  20' span 8/12 pitch, gable style.  Everything else is trusses with standard roof construction, but this bid doesn't even include the cathedral ceiling or any part of the roof.

Now, I was calculating square footage by under the roof space, but if I change the calculations to amount of wall space considering first floor being 9' and second floor being 8', it still calculates to $14.08 psf. 

The window and door openings are precut at the factory.  I'm just wondering if there is something else I may be overlooking-or if it's a bad bid.

Outrageous bids are common for O-Bs using alternative building systems. A creative O-B can get all of the framing labor done for between $3 and 4 per SF under roof for a conventionally framed house in my market.

If you look through these forums you will find quite a few examples of other O-Bs who have experienced similar sticker shock. There is a panelized vs. stick built thread.

If you are committed to the building system, you need to get at least two more bids from people who put up SIPs for a living.
