I'm looking for a general price range for installing a crawl-space foundation.  This includes excavation, rebar, concrete, sealer, etc.  I'm building a small vacation home about 800 sq ft, one-story in Northern MN.

I was given estimates for a stem-wall foundation that was 40x50 (2,000 sq ft) that were between $12,500 and $15,000.  I have no rocks and no slopes at my site.  It was a perfect rectangle with absolutely nothing fancy.  I was so blown away by these numbers that I decided to do it myself.  I paid LESS than $5,000 for material, labor, and excavation. I also reused the 2x6's that I used for a plank form when I framed the house.

So how much can you spend on a stem wall... probably up to $20,000 depending on slopes, excavation, property lines, types of forms, and concrete. 

How much does it REALLY cost?  Much less.

Tom,

We live in Nevada, so the seismic regulations are stricter here (most people don't know that fact about Nevada). Therefore, the amount of rebar required in our footings was a little higher than what other states require. Our home is 2,508 sf, which is larger than your vacation home. Our final cost was $16,500 with excavation. Our ground work was done in 2006; since building was still going strong in our area that year the price would possibly be less with today's prices, since building has come to a standstill.

There are several things that make prices differ: cost of supplies in your area, conditions of ground; for example, rocks, muddy, sandy, type of land; hilly, flat, or sloped, and last how badly your contractor needs work.
