I was talking to my representative at the lumberyard about my drywall costs as I will be purchasing all materials.  He told me when they are estimating drywall costs they use the formula:  total sq. ft. (of the home) x 3 + 10%.  Does this seem reasonable?  For those of you who purchased your materials, how did you estimate your costs during planning in this area?

Paula,

If that formula is for materials only, it is way expensive as drywall in my area cost $10-$12 for a 4'x12' sheet. If it includes the labor to hang, finish and spray it, it is a very good deal as total cost per sheet in my area of central Florida is running $50-$60 per sheet which in my case comes out to 4-5 times the sq. ft.

I know several general contractors that build custom homes and their formula is cost of materials x 3 plus 10%-20%. Many subs use this same formula. Owner-builders can really save in this market by purchasing all of their own materials and bidding out only the labor and can really save a bundle if you do a lot of the labor yourself as labor is the biggest cost of building a house.

I started my drywall materials estimate by calculating the square footage of ceiling and then adding the square footage of the walls.  I made no deductions for any openings, I figure all of the material goes to waste.  Divide by 32 if you plan to use 4 x 8 sheets.  If you want to avoid reordering drywall consider adding  5 to 15% depending on the complexity of your house.  

Then you can count up corners to estimate the number of corner beads needed and add some money for mud and screws. 

By the time I did this I convinced myself that the bid from the drywall sub was a good deal.  They came in with 10 guys and hung the drywall for 4000 SF of space within a day and a half.  They also taped the house in a day. Put corner beads on in a day and did each of their additional mud applications and texturing in a day.

In my opinion drywall is one of those trades that is well worth subbing out to people who do it every day and do it well.

Paula,

I spoke with a drywaller to get a bid for tape and texture. I asked how to calculate how much drywall we would need. He said he did total sf x 3.25 to be safe. I asked about your formula he said that would also work (does come out to be more that way). He went on to say he then takes that total and times it by $.75 to get ruff price for tape and texture, but would have to see the job we do hanging.

Michael,

      Great info from an actual build, can you post specifics about your bid and the finished cost for your drywall (i.e. what was the finished total price you paid for a 4,000 sq ft home)?  Also, did you bid this turnkey or did you provide the materials for your drywall sub?

Randy,

I got a bid of around $15,000 for my 4,000 square foot house.  This was for rounded corners, 12 arches, cathedral ceiling and 930 square foot 3-car garage and included sheetrock, tape and any texture I want.  I also have multiple stepped ceilings.
