We are in the process of having a designer modify an existing floorplan (adding a few hundred sq ft). I'm curious how long most draftsman take to actually complete a set of plans (once the design is complete)?

Being in the business, once the floor plans and elevations are designed and approved, I schedule a due date on a set of plans of no more than six weeks out. I suspect that depending on local scenarios this could be shorter or longer. realistically a set of plans for the typical house should take less than 100 hours of actually productive time (and that is being liberal for semi-skilled drafts people). But that should include all the sheets of plans......site, floor, foundation, framing, elevations, sections, plumbing, mechanical, and electrical. But be aware that a minor change to the floor plan can affect every page in the plans, even if done in CAD. And changes can be a real pain to do and very time consuming to fix if done late in the drafting stage of construction documents.

I would rather spend an extra two weeks in design than have to go back and make "one" alteration to the floor plan once construction documents are in progress.

Excellent, thanks for the speedy reply. On this same note, the draftsman/designer that I am using does not use CAD. Do draftsmen that use CAD typically finish the plans any faster than one that does not?

Also, the designer mentioned that we don't have to necessarily use him to complete the plans (after he is done w/ the design, is that a bad idea to use someone else?

Personally I prefer to do both the design and drafting. But have done many drafting projects off someone else's design. but I always give my 2 cents worth of input based on my experience.

In CAD the hardest part is getting the floor plan into the program, and some things that can be faked by hand can't be on the computer. Other problem I run into frequently in this situation is the designer not taking material modules into consideration. Sometimes a 22' wall in length is cheaper to build than a 21' wall. Or you need a 6x6 post under a beam in a 4" frame wall. Or how can the heating ducts run through that space?
