Mark and Elaine Smith, the authors of The Owner-Builder Book have been a GREAT INSPIRATION for all my efforts so far. I think they have done a great job in promoting consumer awareness. I decided to build my own house after reading their book.

Addition in South Florida

This is my first post in these boards, although I have been reading them for quite a while.  My husband and I will be closing on a home in South Florida at the end of June.  We will be putting on an addition of 3 bedrooms/2baths on the back of the house (29x32 box) along with adding on to the existing Master Bath (8x14 box).  In the existing structure, the major structural projects will be raising the "sunken living room" to match the rest of the house (about 6 inches) moving the existing front door location, adding some sliding doors and picture windows to expand the view of the pool and the "biggie" of removing a 12 foot concrete tie beam that effectively cuts the kitchen in half.

I am looking for any input in regards to timeline.  We are through half of the architect phase and should have plans to take around for contractor bids by next week. Our plan was to try and live through additions if possible, but then I have to figure something out for the floor.  I wanted to have two major things done before we move in: remove the popcorn ceiling and all new flooring. After that I figure we can work around the rest.  Would it make the most sense to raise the floor by pouring more concrete or with lumber? Permits in my city are taking anywhere from 10-12 weeks!  I am getting conflicting information on whether a permit is needed to raise the floor. (There are no electrical outlets in the floor).

Any advice would be welcome...as our project progresses, I will sure to be a regular poster.

Kim
