Hi all, has anybody used 84 Lumber (84 Lumber) for their framing quotes, I emailed them and they were very fast with their response, they also sell blueprints with matching lumber packages with prices on their websites. Here are the web sites that they supply kitchens from. Any feedback would be greatly appreciated.

I have an account set up with the local 84 Lumber.  I have a great sales rep, no problems getting bids on materials.  I didn't use them as my lumber supplier, but in my locale you won't find a company that moves more Hardie Board, nor a company that has a better selection or price.

The nice part about dealing with "real" (not big box) lumber companies is the customer service.  You deal with one individual, you need something you simply call them.  Delivery is no big deal.  If you have a small material order, your sales rep will deliver it himself.  Any excess material, just call and they come pick it up and credit your account.  And even with this service, they still beat the big box prices (although in fairness you could take their quote to one of the big boxes and get everything 10% off, and then use a coupon to get an additional 10%).

Your local 84 Lumber might be different, but it certainly doesn't hurt to ask them for a material bid.

I got a number of bids in my area, including the big box stores and 84 lumber beat everyone on price usually by several dollars per board.  Plus, the customer service has been very good.  I did order my house package from them.

On that note, the customer service at the Home Depot store in north Fort Collins Colorado has been the worst.  Now, I am not in the habit of bashing a specific store but this store deserves it.  To make a long story short, I bought $5000 worth of OSB from this store.  They called me to let me know it was ready to pick up and when I called back they said they did not have it in stock and it would be in a couple of days.  When I went in to pick it up the delivery manager pulled me aside and told me that in fact they did have it in stock when I had called in.  The store manager told him to hold my material on the shelves over the weekend so he could make his month end numbers.  Both assistant managers and the deliver manager went to bat for me and told the store manager that it was terribly unethical to hold the material since I had already bought it.  He overruled them and ordered them to lie to me.  Be careful out there.  As Ken said, I could have gotten an additional 10% off but with that kind of treatment I will gladly pay more to use 84 lumber.

I have heard several people in my area talk about the 84 Lumber packages. They did not think it was that great of a deal over modular construction or buying the materials themselves.

Am I confused, or does 84 just give all the materials and everything has to be assembled by a framing crew?

Do you feel that their house package was a good deal overall?

How were the kitchen and bathroom allowances?

Hi Phil,

I guess I'm a little unclear about your message.  The house package I put together with 84 Lumber was for the framing and siding only.  I didn't buy all of my materials from them. For example, I didn't like the cabinet selection at 84 Lumber, so we're having those built elsewhere.  Windows and doors I purchased from a discount supplier.  I am doing most of the framing myself with the help of a part-time contractor, so my costs should be substantially lower. Maybe my term "house package" led you to believe that I bought everything from 84 Lumber and that is not the case.  Since I am writing the checks, I am being very selective about what and where I buy.  Plywood and OSB for example I bought elsewhere because the price was much better.  The kitchen and bath allowances are defined by me, and are based on what I am willing to pay.  I think that is the beauty of being an owner-builder...I get to make those decisions.

Hello Ralph,

You definitely cleared some things up. I am going to pass this info along to my friends.

I think their main focus is the packages that 84 offers on their site, though. They were interested in the "Bradford" model and those were their impressions.

I think they will be happy to hear that they can use their own plans and have 84 do a package for them anyway.

I got my framing package from Metro...so far they have been super to work with.  I'm looking for exterior doors....has anyone purchased from Seconds and Surplus?  They also have hardware...oil rubbed bronze egg shape for 17.99 each....has anyone found a better deal than that?  I found something on ebay for 10.99 but wasn't sure of the quality.  I would appreciate any feedback you all have on finding the best deals in the Dallas Ft. Worth area.  I'm starting my framing stage on Monday.  I could also use a lead for interior molded hollow core doors

So far I have hired two really great subs....Lonestar Plumbing and RCV Electric.  My slab was poured by Chas'n Concrete and I wouldn't recommend them...I also used Ken Walker as my site prep guy and I wouldn't recommend him either.
