After losing our home in a fire almost a year ago, we are now fighting to build a green home. And how more frustrating is that!? It has been very hard for us to get the answers we need in regards to the loan process, because it is not a REGULAR CONSTRUCTION LOAN, and now we are at a standstill because the loan does not match the stages of a ICF home. With a standard stick built you have the outside done and then you insulated and framed the inside wall and put the plumbing in. With ICF, the house is already insulated once under roof - and does not need insulation, because that is what the foam is for. So once ICF is under roof, you put the windows in and start on the drywall and interior wall. Big difference.
