Next week actually. We bought this pizza-slice-shaped plot for an arm and a leg. Hubby loved the cul-de-sac location. Leaves me to deal with the 'minor details' - like what to put on this weird-shaped plot!!!
So... I am not too sure we will be able to squeeze our dream house on this lot.. For the past three weeks, I've been burning the midnight oil trying to find a type of house plan that would include a garage and a 'wide open foyer with staircase' as you come in.. and with 43-50 ft in the front, I don't think so!!!! So... I think the garage has to go in the back (where we could have between 84-90 ft). BUT then, there is the issue of depth - yup... only 45 ft.
Also in the past three weeks, I've been speaking to all types of builders - except general contractors (only one of those). The big firms that do production homes? Well... they seem reasonable and convenient at first... then you realize that the cost of the upgrade options in the model homes they show you are more than the cost of their standard homes. And in our case, we have the additional cost of squeezing a rectangular footprint on a pizza slice?!!!
So... I located a couple of architects... range: $10K to $35K... one as far out as Tennessee... who seem to do good designs. But what about local codes?? And, I came across this whole panel-manufacturing business, which seems to have the advantage of one less 'sub' to deal with... but which one? SIP? Stick? Who puts up these things? Canada or US? And now, I've found one electrician who I think I can trust, and I've asked him to give me some idea of what he thinks he can do with this rough sketch I have made. My discussion with the GC put me off right away - 12% plus cost, or $100K on top of cost.. for a job that lasts 9 months?!!! Maybe I should change jobs!??
I've also started collecting brochures and websites on the 'frilly' stuff - cabinets, doors, etc... At the moment though, I think I should aim for a shell that is not made of gold... let alone frills...
If there is anyone out there in northern VA also trying to struggle with an O-B situation... let's keep each other company, eh?
