It has taken quite a lot longer to get prepared this go round. I travel 4-5 days per week now, and Dirk is in charge of this project. In addition, the land is located a few feet from the intracoastal and ocean so a lot more had to go into engineering costs and design. We did a preliminary clearing of the lot last year so we could begin to scope out our views to begin a home design. We are now ready to break ground in the next 30 days. We finalized our plans a few months ago and got bids on most of the items along with a permit for our retaining wall. awaiting our building permit but we still need our energy efficiency so we can submit. Passed all of the other inspections (wetland, flood, wave form action, gopher tortoise, sea turtle lighting).
I am still struggling with a decision on exterior siding. I would like to do board and batten on the lower level, and add Hardie siding/Eastern Cedar shingles on the upper deck. We will have a guest house that will have a lower cedar trim and the remainder board and batten. Hoping it looks good.
In an effort to keep our project on schedule, I decided to purchase many of the items over the course of this year so I don't have to be overwhelmed by making decisions on the fly. My garage and storage unit are overflowing... best decision though. Allowed me to scope out deals and slow down and appreciate the details of decision making.
We will be subbing out a few more projects than last time based on the value of our time... lesson learned. However, there many things we will be doing ourselves again this time. I can't believe I agreed to lay all of the flooring again, but here are a few things we will not be contracting out:
- cabinet installation
- interior/exterior painting
- wood floor installation
- tile and marble installation
- finish trim
- finish plumbing
- finish electric
- retaining wall
- stair treads
- pool (still working on this concept)
We will be leaving the door installations to the professionals. We did not find this a value due to our time investment and final results.
