I don't know if anyone is interested, but would anyone like to share some of the bigger tools? I need a cement mixer, but only one or two weekends a month, and I don't want to rent it that often. Anyone interested in sharing some of that kind of tools, like brush mower, scaffolding, etc.?

I COMPLETELY agree with you. I'm building a 1,200 sq. ft. two-story dome, and I would have gone smaller but I was worried about resale. People don't even want to look at a house under 1,000 sq. ft. anymore. It makes me wonder. Anyway, I will look around for recycled materials places - I stop by Habitat ReStores when I can, they sometimes have good stuff for cheap.

Hi, Justin! I am building in Johnson, near Interlachen and Hawthorne. What are you planning to do yourself on your house? What skills do you have? Would you be willing to trade labor? I'll help you, if you help me, kind of trade? What tools do you have and what do you need? Maybe we can share some of the bigger stuff. If I were you I would get a copy of a cert. of occupancy from another county or an example somewhere, retype it with your county's info, and see if you can get a building official or zoning person to sign it for you. Might make the grade. Make it simple and direct.

I am building a dome house. It's very similar to ICF, except there are no structural webs. My drywall is spray-glued to the Styrofoam, and that's all that holds it up. The drywall is lighter than regular drywall, it's Dens-Deck 1/4" water resistant with fiberglass in it.

Definitely check out Habitat for Humanity's ReStore. We got our cabinets there, and they look brand new. You never know what's going to be at their store or for how long, so go by once a week and ask for what you want. They may have it in the back being cleaned up or priced.

I am just starting on clearing the land I own between Gainesville and Palatka, and I am looking for subs for foundation, septic, well, and eventually plumbing and electric. I would like to do my own plumbing and electric. I'm competent but I have no knowledge of the building codes. How do I know what to use where? I tried to read the FL building codes online, and they are VERY hard to understand. Is there a book to interpret them, or should I get a sub to consult with me?

I only have a couple people whom I have worked with, one guy who cleared a lot of trees. Ward's Land Clearing, but he's out of Palatka. Very reasonable, and I would trust that guy without question. Just not sure if he'd be willing to drive all the way to Gainesville. There's another person near me, Beckham's Land Clearing at 352-481-5153. He lives around the corner from where I'm building. I haven't had him do any work yet but he will be clearing and providing fill for me within a week or two.
Actually, I had Perry's Concrete 386-329-5544 do the garage foundation. He wasn't the cheapest, but he did an excellent job and the slab came out square within a quarter inch.

I just found out that the 2008 Int'l Builder's Show is going to be in Orlando AGAIN! I could swear I saw that they were moving it to Las Vegas when I was there ealier this year, but the website says Orlando now, Feb 13-16 2008. I'm already getting excited to go!! Anyone who finds a link to free passes this year, I would like to buy them dinner.

I would say that's a goal you can accomplish. Even if you contract out everything and your hubby doesn't do any of the work, you should be able to come in under $175K for a 2,200 sf house, if you're careful and look for all the bargains you can. Start planning!

If you have a small material lift, scissor lift, hand-crank forklift, or small crane or something like that you would be willing to rent out by the weekend, I am looking for something to help with my project. We're lifting the large (6 foot per side) triangular panels for the exterior of our geodesic dome, and while the scaffolding crane I built works OK, I'd like to try something a little more compact and easy to move around. The panels are not too heavy (120-150 pounds each), and they need to be lifted 15-18 feet into the air. Anyone have any ideas?

I have been saving some surplus rebar from a friend's project, and now I can use it in my foundation. However, it has rusted a bit, enough that it's got a coating of rust all over it. How rusty is OK for use? Should I brush off any powdery surface rust and use it, or will the inspector tell me to replace it? It's just surface rust, there aren't pieces falling off or anything.

I have a big corner tub, and I would like to have something other than tile for the surround. What are my options? I have seen a fake marble, plastic sheeting used, but I'm not sure where it comes from. Looks like Corian or Silestone. I like tile, but don't like cleaning it or trying to keep the grout nice looking. What are my easy, low-maintenance options?

Another good move is to ask the sub you are using. Most of the drywall subs will know electricians and painters, most of the plumbing guys will know electrical guys and maybe concrete workers... you get the idea. A good paint guy will recommend a good drywall sub, since he has to paint over the work afterward.

My problem with a gas TWH is that I will have to install a propane tank if I go this route, and that's $1,000 in my area. Plus, you have to vent the gas HWH to the outside, with electric you can put it on the wall inside and no vent. Easier... but if the power goes out, you will be taking a cold shower.

I am building a two story, and one bedroom wall (over the stairway) will go from the first floor to the second-floor ceiling. I have seen "interior windows" where there's an opening so the bedroom occupants can look out into the first-floor living room. For better flow of air, as well as a "neat feature". I was considering doing that. The only problem I see is what to PUT in this opening. Louver doors would just let sounds right thru when someone wants to sleep... any ideas?

I ended up making a sliding window for the overlook. I took a pocket door frame and cut it down to about three feet tall, then installed a framed glass window as the "door". The glass came from the top half of a door from my mom's cottage in Michigan I saved and cut down to make into a window.

I have PGT vinyl-framed impact windows. They are what I would call medium quality. That being said, they are fairly inexpensive, and were very accurate on the sizing and such. Structurally, they were fine windows, although there was a little flashing/visible seaming on the frames where they are welded together, but that's looks, not functionality. They weren't BAD, just not perfect. I am happy with them. A 36"x36" was about $350, double-hung insulated impact. They operate OK, not the smoothest, but OK.

We have been building for a couple of years now, and just had our first break-in on our storage shed. Not much was taken, but I think they were interrupted in the crime. I am looking for a DIY home alarm I can wire to the shed door, garage door, and house doors. Just need something I can use to make noise, the neighbors said they will check on our property if it goes off. Any suggestions?

I was given the option of using red-head expanding wedge bolts in the slab to anchor my steel building, or epoxied allthread for the same thing. I looked at the strength ratings, and the epoxied allthread bolts were 4 times as strong as the 7" long expanding bolts. I had no idea the epoxied stuff was so strong. I would not worry a minute, but make sure the installers get something saying it meets specs.

We had SO MUCH FUN at the show! I went Wednesday all day, got thru all of the displays and got info for the things I wanted, then brought the wife and two boys back on Sat. I thought they would be bored, but WOW, they LOVED it. Both boys won Ryobi power tool combos (the cordless driver, saw, flashlight and two battery packs and charger). If you made it all the way up the climbing wall and rang the buzzer, you won a set, and there was no way I was dragging MY bulk up the wall. We came back with the tool sets, countless hats and T-shirts, $15 in Lowe's gift cards, and many other little items. I will NEVER have to buy carpenter's pencils, I can tell you that.

I wish I were going to be in the area. I'm out of town for another few days, or I'd go. Local companies would be great!! Much easier to hand them a set of plans and get bids, since they are the people who will do the work or close.
This year's IBS was SUPPOSED to be in Las Vegas, but for some reason they changed it to Orlando again. I was really happy to find out. At the end of last years' show there were signs saying "see you in Las Vegas next year" and such.

I just ordered some of these (haven't received them yet), made by Laticrete.

They are normally $11 a sq. ft., and I found an ex-factory rep selling the few samples he has left for $2 a sq.ft.! He has the following size kits for sale, 25sf, 23sf, and 20sf. They are all 120-V AC and one foot wide by however long the sq.ft. says for the kit. If you want one I will forward your email to him. Bear in mind I know nothing about this guy, but he says he has five kits left; comes with thermostat and sensors for checking to make sure they are not damaged when you install, and a how-to video. I decided to risk it and ordered three kits for myself.

I bought myself a few digital game cameras. They are fairly cheap (under $100), waterproof and they take a picture of whatever moves in front of the camera. If you put on up a tree, you will see who takes what if it happens. Get one and play with it. Most of them have a "security box" option, you can buy a metal lockable box to make sure the camera doesn't disappear.

Actually, I "cheated" on the security issue. The first thing we built was a shed (no windows and a good heavy dead-bolted door). The next thing we built was a BIG detached garage, 1,200 sf and all metal, no windows, big roll-up doors. EVERYthing goes in the garage before we leave for the day. Once we dry in the house, I am going to plywood all openings temporarily, second floor windows may get an old piece of plexiglass to allow light in. The main entry will be a temporary door with a heavy lock, and I will try not to leave anything in the "house" that's valuable. Everything will be in the steel garage.

Builder's show was NOT like it used to be... many vendors were not there this year; there were a LOT less opportunities to try out tools and hardware. The show covered two buildings last time it was in Orlando, but this year only one building was used. Still, worth going to.

My two cents about putting in a pool... DON'T DO IT! Unless you go swimming every day or every other day at a neighborhood pool or the beach and DESPERATELY want your own, you will not enjoy it enough. Even with kids, ours almost never gets used. 3-4 times a year at most.

I just had a system put in here in FL, and it was all plastic piping and filter cloth, no gravel. I could send a picture, but it's basically a bundle of 11 pipes, 6 on the bottom, five on the top, the center/top pipe is the one that the system flows into. The others are for spacing and percolation, they are all perforated. Cover the whole thing with filter cloth and you are finished. On mine they laid out four rows of the bundles of pipes, and fed all of the bundles from a header pipe. Each pipe bundle was about 50 feet long.

My wife and I really considered a log home. The ease of putting it up yourself, and look, and the "rustic feel" were big draws. However, in Central FL you have to worry about termites, carpenter bees, carpenter ants, wood rot, and a host of other problems. They outweighed the look and feel of a log home. We instead went the other way and ended up with a futuristic geodesic dome house... all concrete on the outside, termite, fire and hurricane resistant. Thanks for sharing your tip on using a router to channel ICF. I am building a dome house:

and the outer walls are very similar to ICF (mostly Styrofoam). I was going to use a drill and spade bit or rotary rasp to cut channels, but a router sounds much more stable and easier. Thanks!

I saw EZ Stairs at the int'l builder's show, and they are GREAT! VERY fast for a DIY'er, and the best thing is if you make a mistake, you can unscrew the brackets and reposition or start over. If you're cutting stringers, if you cut wrong, then you have to go buy new 2x12's and start all over. EZ Stairs is really worth looking at. Also, the design allows you to have very wide stairs with only two stringers.

I have a bonus-room-type area I am calling an "attic". I am planning to put in an alternate-tread stairs to save floor space, and it will be permanent. My inspector has said I don't even need a stair since it's an attic/non-living space, but does anyone know if I can use an alternate-tread stair for this?

I built the alternating-tread stair anyway and installed it. The inspector said it's okay as an "attic access", provided I install handrail/guardrails. Bear in mind, this is a very steep stair, two feet wide and only a 9-foot run with a 7.5' rise... but because of the alternating treads, I have a conventional 6.6" rise and 11" run on each step. They are GREAT!

The 84 Lumber stores in my area (central FL) are having clearance of old inventory sales. I found the items on Craigslist, of all places... but some of the deals are great. Five-gal. bucket of USG all-purpose drywall mud, three buckets for $15... that's $5 a bucket!

I have a very well-insulated dome house and I am using window A/C units for cooling right now. 18K BTU will cool the whole house MORE than well enough. I was wondering if anyone had tried the mini-split systems I see for $600-$1,200; they seem easy to install and have a much better energy-efficiency rating that a window A/C. Anyone have experience with these?

I live in FL, and you can't dig more than 4 feet down before hitting water in most places, so that's why we don't have basements. If it was cheaper than garage space (for storage), I would build one if I could. Depends on price. If it was too expensive to build down, then I would build a bigger garage (which I did, since I couldn't build a basement). To me, a basement is FILLED with options. You can use it for storage, safety in a tornado, finish it out for more rooms for the kids and etc. when your family grows, you name it. Plus, it's storage you don't have to go outside the house to get to. I would have loved one, but they aren't possible here.

What do you keep your thermostat set at??? My house is 2,400 s.f., built in 1978, and I only pay $200-$220 at the hottest part of summer. I have NO insulation in the walls (they used to accept the stucco coating over board insulation), and blown-in for the attic. I'm a little cooler than Orlando, but we're pretty close. I keep my thermostat set at 78-79F, digital thermostat.

I pulled our permits before the new codes came out, so we're not required to go with AFCI throughout the house. I would like to, but as Kenneth says above, in a 40-breaker house that's $300-$400 extra. Is it worth it? Standard breaker is about $3, AFCI is $35. I don't have to use them (except in the bedrooms), but they are a good idea. Will they come down in price in the near future? I can probably delay buying them for up to a year, maybe more. Failing that, I could buy standard breakers and replace them eventually. But would I have the gumption to remove working breakers and spend more money to replace them with AFCI's?

I BELIEVE you can do all the clearing and filling you want, as long as it's not wetlands. I would ask the permit people, but GO IN PERSON. Bring all the stuff they requested, since they may have lost it; have extra copies of everything. I always go in like that and start by thanking them for all their help: "I'm building my own house and have never done this before, I really appreciate all the guidance you give... etc." Then ask about the permit and "...did they get the extra info I sent?" If not, hand it to them then, and ask if they have any idea when it will be reevaluated. If it's an "I don't know" or "a few weeks", ask if you can start clearing and filling, and let them know you are have your environmental permit. They will likely say sure, go ahead.

Good luck! I did our clearing long before I started the permit process, mostly because we couldn't even see across the lot - it was so wooded and overgrown. We put in the permits a year after we had it cleared somewhat, if they had said anything at that point I would have said, "What clearing?"

I am not building a traditional ICF house, but mine's similar (see the hoskens project construction log). On the inside, electrical box holes are cut with a saw or a heat loop, the box is placed in the hole, and spray foam is used to fill in the edges. It's secure and it can be once the foam cures. Externally, the ICF is usually finished with stucco, so it's the same as any other stucco house. For plumbing thru the wall from the inside to outside, you'll have to place a PVC chase tube, I believe. The ICF company for whatever brand ICF you will use has all these questions answered already so don't worry.

I had it done by a plumber, but I will do it myself when I add on the second-floor bath. I used a manifold system; home runs to each fixture needing water. The reasons for this approach are many:
1. Shortest run for hot water to get to fixture, don't need to run thru 3/4" and then 1/2" to get to fixture.
2. Fewer connections inside walls to possibly leak.
3. Easy to shut off ONE fixture so you can remove a sink/shower/toilet/whatever without having to shut off all water to an area, or all water to the house.
On my system they used copper pipe stubouts. The PEX-to-copper connection is just inside the wall; all you see is copper coming through the wall.

Tile looks good if you have extra tile from your floor or bathroom. I was considering using the 4" tile accent strips to do some of the sills, too. I was originally planning to do wood and incorporate a bench seat on one wall, along three of the windows. I never liked that marble slab stuff, looks so cheap. I am going with either wood, or getting a Corian cutting blade for the router and doing my own Corian sills.

I am building a very tight, efficient, dome house in hot, humid central FL. It's got R-36 all the way around, and should be almost perfectly sealed. It's small; 1,200 s.f. Should I consider an ERV? Since the dome collects heat at the top and is much cooler at slab level, I was planning to use a small 4" duct exhaust fan drawing from the apex where it's hottest and blowing that air outside, and drawing air in from the side of the dome away from the sun. I also considered a dehumidifier, would that save me any energy? I have not looked into dehumidifiers.
The entire dome will be cooled by a single 12K Btu (11-SEER) window unit; we've tested this and it's plenty of cooling power. I just wondered if I could run the A/C less if I had a dehumidifier, and if it would save any energy.

I would like to do the same thing myself, but my "bonus area" is only 350 sf, and the whole house is 1,200 sf. I am going to ask the inspector when he's out here doing an inspection, I'll tell him I want to leave that room unfinished and get a new permit in a few years to finish it out, but for now I don't have the money (which is pretty much true). My house is a dome, and the top floor is what I want to leave unfinished. I would almost like to call it "the attic", but it will be air conditioned, so I doubt they would buy that. I would like to hear from anyone else who's done this...

The Putnam County building personnel have been VERY good to work with. I redrew (using Paint on the computer) the second floor as all blank, and emailed it to the building department, asking if they could tell me how to submit it for change. They emailed me back in two days saying it was approved, with only a $10 change fee. I didn't have to do anything else! The Putnam Co. building dept. is VERY helpful, and as a first-time O-B I really appreciate the help.

Those costs are amazing. I had Florida Power & Light run from the corner of our lot to right next to the house, about 320 feet. They provided the conduit AND wire; all I had to do was trench and place the conduit for them. It cost me $600. If I had gone above ground they would have made me clear a 30-foot path of all trees and everything. Although not very aesthetically pleasing, above ground would have been free (except for the land clearing).
After I trenched and put in the conduit, they came and provided the big green transformer and base, and set it in place, free. I guess I got off cheap. ALSO, tell them the MAX size house and power requirements you think you will EVER need. If you tell them a 1,200 s.f. house with 150-amp service, and they size the wire for that, then if you want to add on or add capacity, you are out of luck.

Wow, where to start! First off, is the lot where you want to be living? Any wetlands? First thing to do is go next door and meet the neighbors. Look at the way the neighbors keep their property. Look around the local area, is it run down? Look like a crack house on the corner? Is there sewer or city water? Find out how much it costs to hook up to it, and if you HAVE to. Also if you are near the beach, find out what wind rating and what the foundation needs to be like. I know someone who bought on the beach and the foundation was 40-foot-deep pillars, required by the new codes. It cost them a LOT more than they thought...

Making a long story short: I bought two parcels of land for $80K. I sold half of it for a profit, so the tax appraiser re-appraised my remaining piece for $57K (up from $40K). I then built a garage and shed on the property, and when the final inspection happened on my garage building, they re-appraised the property at $79K. My taxes are now $1,300 a year, and I haven't even finished the house!
I have talked to the property appraiser, but all I get is "property values are going way up, your assessment is reasonable, it's in line with the other sales...".
Without homestead exemption protection (which limits tax increases to 3% a year max.), I don't know what I am going to do. I am afraid that by the time I finish the house, I will be paying $2,500-$3,000 a year in taxes. The next door neighbors pay around $300-$400 a year, because they have homestead protection and because they have lived there for a long time. I feel like I'm getting hosed.
I have already had to scale back my house plans to leave the second floor open and empty, so the house is a 1-bed 1-bath 900 s.f. instead of a 2-bed 2-bath 1,300 sf. Just hoping to limit the tax assessment for a while... any other ideas?

The problem is I bought the land, and the tax was $800 a year. If MY taxes got up to $7K a year, I would have to sell! All my neighbors have homestead protection and have been living in the area for many years, most of them are paying between $500 and $1,000 for their land with a HOME on it, too. I'm paying $1,300 and I haven't even got a house built yet.

You guys may want to find a PGT vendor, I am getting their windows. Mine are a little smaller, but for vinyl, low-E, no grids, double hung, insulated IMPACT glass, my 30"x54" are $333 each. PGT seem to be well made, not beautiful like the Anderson 400 series with the wood interior, but they look good and are functional.
