Can someone give me a general idea of a reasonable price per square foot for framing without supplies? I'm not sure if this will be helpful, but here's a little information about my roof. Gable pitches are 12\14 Roof pitch is 12\12. Does the size of the home matter on price per square foot?

Two framers tell us they would charge $5-$5.75 a sf.

Get real bids for your area, anything else will leave you disappointed.

My house is ICF exterior, and the basement had already been capped.

Framing bids ranged from $4sf to $10sf huge variety.  All are expensive considering the exterior walls were done and the main level TJI's sub-floor was already installed.

Wow!  That is a great price. Our bids ranged from $6.50 to $3.50 per sq. ft.  We checked out the work of the lowest bid and he does great work, so we will be going with him.

As a follow-up to yesterdays posting, let me share additional framing cost estimates as a result of responses from suppliers and owner builders to my original posting:

Seattle/Tacoma tends to be just at the national average when it comes to framing costs, possibly a little higher in average costs but not too much more.

For a stick framed residence on an average to custom home, material costs can be $10-$11sf, especially if TJIs are utilized as a building component versus dimensional lumber in the floor system.

Framing subs are charging in the $6-$7sf range, but can be as much as $8sf for more complicated roofs on multi-story homes.

Material + labor for a stick frame residence is approx $18sf, based on the current project I am doing as well as the average of what others are reporting to me on their jobs.
