OK, here we go. We are in a real fix and need lots of advice. We have been planning on our dream home in Oregon for nearly five years now. It will be a 3,350 sq. ft. log home, and we now have a stacking date of August 2008! Unfortunately, prices of everything have gone up since our initial planning, and we appear to be pushed into the owner-builder corner... which fortunately, I have researched since our dream began, as a "just-in-case" option.
Our log "kit" includes 12" log walls, gables, and stacking of the logs for $120,000. We would like to finish this home for as close as possible to $100 a square foot. Is this in the realm of possibility along the Southern Oregon coast? The local contractors say no, but we are willing to go the distance to stay in budget, and this appears to be avoiding a GC altogether. We would like to subcontract as much as possible, since we are only "home improvement hobbyists", but are willing to push our construction talent envelope if need be. We are required in our loan agreement to hire a "project manager", but what this supervisor does, has not been defined. We assume only a contractors license will be required to oversee the specifics.
First question: Is owner-building the answer to my dilemma?
