We are now less than a month away from move-in and lots of misc. things are going on. In the last few weeks most of the tile is done, deck built, and stonework winding down. Right now, the stone block wall work is underway and the driveway should be poured in the next few days. Now, a year after we started, and faced with the same challenge: trying to move dirt with lots of rain. Here's a variety of recent pictures...

It's been a whole month again since I've posted so it's time to get some more pictures out. Interior painting is done and tilework is well underway. Today one of my special projects (stained concrete stair treads) went in, and turned out even better than I expected. The stonework will also start tomorrow so I'll get some pictures of that up when they start to make some progress.

Millwork and trim is pretty much finished, with the exception of some areas where cabinets will be installed. Cabinets should be done in a few days, and I'll post more pictures.

Stucco crew just finished up the acrylic topcoat, which is applied with a thin smooth color coat followed by the colored texture coat. They worked all weekend, since 60-degree weather in January doesn't happen often. The boys enjoyed playing in the pile of sand and hanging out with the guys.
I've also included a picture of our deck pedestals built by the mason and I yesterday. The block columns will be veneered in stone and support the deck posts. I'm anxious to get in the permanent post to support the roof, since the temporary supports have seen better days.

Stucco crew was out to put on the brown (base) coat, and had to work in swamp-like conditions with all of the mud everywhere. The pictures give you an idea of how sloppy it was.

My dad and I picked up the custom front door, which was made by a local shop. The pictures show it on the trailer and installed on the house. Also, drywall is well underway now. They are taping and mudding, so the pictures are not quite up to date. I mainly included some of the archway and timber details.

The all-rough inspection was done last Tuesday, which cleared the way for insulation. The spray-foam crew has been so busy during the week that they squeezed us in last Sat. They were able to get all of the walls done in one day. I had been looking forward to seeing them spray the expanding foam for a long time. Included in the pictures are the trailer and spray equipment, and the guys in action. They will come back after drywall to spray the ceiling from the attic.

Stucco crew finished up this week setting up scaffolding and applying the paper and metal lathe. Stucco can begin once the drywall is hung. All rough plumbing, electrical, and low-voltage wiring is done, and we plan to get the rough inspection this week to make way for insulation and then drywall. The areas in the pictures without the paper and lath will get veneer stone.

The last few weeks were mainly spent getting electrical, plumbing, and HVAC cleaned up and ready for inspection. I've included some pictures of the garage doors, installed so we could lock the house up at night. There are also some of a contractor boring under the road to get to the water main for our service, which was pretty neat to see. The boring machine was run from a skid steer, which you'll see in one of the pictures.

I just realized it's been a month since my last post, and there has been enough progress to keep me busy. During that time, windows, doors and fireplaces were installed, framing details finished, garage slab poured, and most rough plumbing completed. I took care of flashing the windows, since it was important to me to get it right.
I have included a variety of pictures. You will see me giving the boys a ride on our flatwork contractor's Bobcat, when he came out to grade the garage before pouring the slab. There's also a cool pic of our water distribution manifolds, still in progress. Check back soon, I promise not to take another month to post again.

Rough-in of all ductwork and vent lines is now complete. Nothing exciting about the pictures, just the furnace/air handler and some ductwork. As shown by the separate ducts, we went with a two-zone system between the main and lower levels. Also, each bathroom and kitchen area has a supply line back to an HRV (heat recovery ventilator), which will constantly exchange stale inside air with fresh outside air. This is a must have in tightly sealed houses. Plumbing rough-in is up next...

Roofing was finished yesterday, in one of the hottest days of the year, pushing 95 degrees. The only good thing was a steady wind all day. I definitely appreciate how hard the guys worked last weekend and yesterday. I managed to get most of the cleanup done before the bundle wrappers blew all over the neighborhood. They were one bundle of TimberTex ridge shorts and will be back one evening to finish up. I've attached plenty of pictures of the work in progress and the finished product. The last of the roof sheathing went on early this week and my roofing crew is lined up for this weekend. Pictures include a couple of front elevations and some bird's-eye views of the roof. I should have lots of pictures to post of the new roof after this weekend.

Lots of progress this week on the roof framing. Most of the rafters are up and the roof sheathing is being put on as of this morning. It has been dry and hot for the last week, a big change from the last couple of months. I've included a picture of a small project I'm working on, to cut some rough-sawn timbers for a special detail in the cathedral ceiling. There will be another arched piece on the left-hand side, similar to the one on the right. It's a little hard to see with the temporary walkway still up. Enjoy all the rest of the pics...

More record rains this last weekend; our five-day total was more than five inches. Some areas just south of us got more than a foot of rain. The little extra spent on the Advantech subfloor definitely paid off. The OSB most builders here use would have been mush after this weekend. I've included a shot of me sweeping water off of the main level.
Despite rain at the end of last week, the framers made a lot of progress on the interior walls. Yesterday most of the LVL beams went in to begin the ceiling and roof framing.

Trying to catch up on posting progress. Last Thurs. and Fri. the subfloor went on and some walls were framed, waiting to sheath and stand up. This week I was out of town, but had Kathy take some pictures of the exterior walls done so far. On cue, the rain has set in for the last two days. Some more progress (not shown) has been made, and I'll post more pictures this weekend when I finally make it out there again.

This week has been the wildest yet, and shown the most progress since the foundation went in. It has not come without its challenges. First, almost all of the floor trusses were made shorter than they should have been. It was the truss designer's mistake (having designed a stone ledge where there wasn't supposed to be one), so he offered to remake them all. Since they still had adequate bearing on each end, we came up with a solution to keep from remaking them. I couldn't justify turning 20 trusses into trash if we didn't have to. Once everything was worked out and installed, I sort-of-kindly "insisted" on a discount and he agreed.
When laying out the trusses, the second issue was exposed. The pocket for the front beam was poured 16 inches off so the beam was installed too close to the front of the house. I called the foundation sub and he sent someone out to extend the pocket to the right spot. The framer was then able to slide it into the right place.

The steel beams for the main floor were set yesterday. The floor trusses are scheduled to be delivered today, and our framer should be back on site this afternoon or tomorrow morning to get the main level floor built.

The day after the slab was saw-cut, the framing crew was out to do the walkout wall. We've got the steel beams and engineered floor trusses scheduled for delivery next week; weather permitting, of course.

After a week of "maybe tomorrow," because of daily rain showers (which have been a common theme for almost two months), we finally poured the basement slab. We decided to put rebar 2' on center with the amount of backfill we were pouring over.
Look for more frequent updates now that things are moving quickly again.

Lower level under-slab plumbing passed inspection today and is ready for the floor to be poured. It looks like the slab will have to wait until next week, with rain coming tomorrow.

The foundation was backfilled almost three weeks ago, but the rain has not let up until the last few days. Last Sunday and Monday we had something like 5" of rain. Some of these pictures show the amount of water we had to deal with. Anyway, the plumber is all set to begin the ground rough this Monday. If all goes well it should be done in a couple of days and we can pour the basement floor soon after.

It's so rewarding to see something built on the footings after almost a week of rain. The entire foundation crew was awesome, they were on site before 7am and left after 6pm. Lots of activity today, at one point this evening we had the entire foundation crew, one work truck, two form trucks, two pumper trucks (one, just transportation for one worker arriving after lunch), and 7 concrete trucks lined up ready to go. Needless to say we got a lot of attention. The concrete trucks dumped two at a time into the pumper and made quick work of 64 yards of concrete.

Well, the footings were poured on Monday, and by Tuesday evening it started raining. After an inch and a half of rain, it stopped for about a day and began again on Friday. To top it all off, we woke up to about 3" of snow this morning. It quickly melted off and is finally supposed to warm up and dry out starting tomorrow. The fun begins!
After a year and a half of preparations, the building has begun. I hope to update things weekly and include lots of pictures.
Excavation and footings are complete, the first picture is the future view of what will eventually be the dining room area.
