Planning Stages Part Two

Well, all my SIP bids are out. Getting good communications with the SIP providers. Price ranges from $38K up to $80K total. I will probably come in around $68K installed.

My sticker shock was Zone Three Impact resistant windows. Quotes are coming in between $65K and $70K... just as expensive as the SIP panels and roof!!!!

Took a day off and went to the Outer Banks of N.C. and toured two homes of this same floorplan. The link to the photo album is: thesharpes.smugmug.com
Saw things I liked and some I didn't. Got to meet the owner of one house and she provided some good insight on her home.

Key areas she focused on that she did different than the floorplans:
- Widened dining room
- Made kitchen windows smaller to support more cabinets
- Widened rear decks by 8'
- Added screen porch to bedroom #2

- Added steps from rear top deck to bottom deck
- Added a front door to the ground floor
- Added a return vent on the second floor for HVAC
- Added some additional cans to the ceiling for lighting

My changes would include those above, plus:
- Additional bathroom to bedroom #4
- Reduce size of bedroom #2 closet and widen bath #2 to accommodate handicap access
- White trim and more color
- Improve kitchen layout (currently too small)

Spoke to the piling installer, and he's quoting material plus installation at $75/piling. That's coming out to be 60 x $75 = $4,500. Much better than I originally budgeted.

My first Excel pass is almost complete on material and labor. Looks like I can get the house foundation, pilings, shell, windows and doors for around $120K. Siding and roofing is being estimated now. I'm researching if I need furring strips and additional OSB between shingles and SIP roof. I read yes, but the suppliers are saying no.

Jeff, I am very interested in the cost of an all-SIPs house and would be very appreciative if you could pass along your budget/numbers whenever it gets "finalized" (yes yes, the final cost of the house isn't done until the house is done, but...) Thanks, Avram

Planning Stages Part One

Well, this is the first month of many (I'm sure) with building a beach home.

Synopsis of home:

- Location - oceanfront, North Topsail Beach, NC
- Floorplan - SpinDrifter from Florez & Florez Coastal Designs
- Key elements = Reverse floorplan, elevator, three master suites, one bedroom, 4 1/2 baths, cathedral ceilings, screen porch, large front porch, two rear decks, impact resistant windows, doors, 70' deck to beach.
- 3,100 sq. ft. heated,
- 538 unheated (below flood plain)
 
I've accomplished a few items during my planning stages:

• Floorplans, architect and requested changes
• Construction methods (SIP)
• Budget sheet developed and being filled in based on sub input
  
• Proposed start date and end date (October 14, 2008  - closing date - May 22, 2009
• SIP bids out
• Getting quotes from subs
• CAMA, NTB permits requested and process
• General contractors lined up for assistance and consultating.
