Okay, so we really are not under contract yet. I did not realize that both parties had to sign the contract first. We signed the other day and I am waiting for the bank to sign, probably will be today or tomorrow. Anyway, I dropped my copy off at the attorney's office for review and have a meeting with him tomorrow. I am slightly confused by the language of the contract, and want to make sure I do not get jammed up later down the road. Kim and I finally have figured out what we want for a design, and I called the architect today to schedule an appointment. I also started the preliminary septic and well paperwork with the county, now I am off to find a septic engineer. Hoping to hear back from the zoning office soon, they already told me the plans will be denied, and I will have to go before the zoning board, but I had to submit them anyway.

Well, we are under contract for 2.32 acres in Williamstown, NJ. We added contingencies to the contract that we are able to get building and septic approvals. I submitted preliminary drawings to the township zoning office today, but already know we will have to go before the zoning board for two variances. A use variance to build residential and a frontage variance as the township requires 120' for a property with on-site disposal, and our property is only 110'.
The lot had a pre-existing structure on it that burned to the ground. There is a lot of trash and the remnants of the fire still on the property, so once we make settlement I will start cleaning that up.
Still in the early stages of designing the house and planning the options.
Hopeful to update this as much as more information comes to light.
