We're IN!

A lot has happened since our last post. So sorry for not keeping it updated. Danny took me on a much needed vacation to Las Vegas for our anniversary over the 4th of July. I'll get more posted, but here are some pics.

Pics of the outdoor dog kennel, front of house with concrete porch and all columns installed, guest bathroom painted and shower installed, one chocolate colored wall in the great room, kitchen floor tile complete, Danny prepping the floor in the dining and great room for the laminate wood flooring, kitchen with some of the cabinets installed, the first coat of red paint in the master bedroom, and the great room.

Eagle's View of the Circle S

Danny was able to do a flyby of our property last Friday, and got some GREAT aerial photos of the house and wow, are they awesome!!! The architectural drawings just do not do the roofline any justice until seen from the air. Now I can see why the roofing guys did not like being up there, but it does look nice. The neighbor to the east of us is putting in his lake out front. We plan to do the same in a few years.

The Race is On…

Well the race is on for us to get the house done so we can move in. We started tiling the powder room, garage, kitchen, hallway, and the laundry room. We decided to tile diagonally and jumped right in. This was probably not the wisest choice to make for the first-ever tiling project, but with mortar abounding, and I mean everywhere, we’re not doing too bad on keeping everything in alignment. I now have two sets of JUST WORK clothes, because the mortar felt that I was some kind of magnet. I’m lucky that my hair was the only place I didn’t get any on. Now that the tile has been laid, the rooms look so much bigger. We should be pros on tiling by this weekend, and the kitchen should be a breeze. Of course we haven’t got the grout done yet, but I’m hoping it will be relatively simple. Notice I said simple, not easy.

 

The electrician’s been working hard all week to get all of our lights and ceiling fans in, and do they look nice!! It’s amazing how nice the house is looking with the light fixtures on instead of a shop light. It just gives it a more warm homey feel.

 

I’ve attached some pics of our lights and tiling job. Danny will probably edit this, as he, surprisingly, still has a sense of humor about all this after all this time. I’m the more calming one, but he usually can see the humor, especially the day after.

 

Just a bit more siding and trim to do. The last of the 27 columns will be delivered tomorrow, and we should be able to get a few installed. I’ll get a new update out on Monday as we hope to get a lot accomplished this weekend.

Cement board before tile

It's been three weeks since the last update and things are moving along great now, or so I thought. Let's start at the beginning. The interior was primed and the painter even spraypainted all the ceilings and all the closets in our selected color for us. Now all I have to do is the walls. No more nightmares on how I was going to get the vaulted ceiling painted. I started with the small powder room with a paint can and roller. Boy were the muscles in my hand tired and achy. After reading one of the other blogs about how they painted, I went out and bought a Wagner power roller too. What an awesome tool! It did not waste any more paint then if I had used a roller pan and I did not have to thin the paint out. It worked so well on getting enough of the neutral colored paint on the textured walls, that most of them will not require a second separate coat. On the walls with more vivid colors, I'll do two coats just to get the color perfect. 

Now moving on - Danny and I were now ready to start getting the floors ready in the powder room and the kitchen. So, two weeks ago over Memorial Day weekend, we stop at Lowe's and pick up 25 pieces of DUROCK cement board. NO ONE at the store offered any kind of assistance, so we pulled off the sheets from the shelf and loaded them on two carts ourselves. Then went in search of the screws to go with, no help there either. Thank goodness we had done our research on this stuff and were able to find what we needed. Paid for them and still NO ONE offered to help load them in the truck. Now I'm not a weakling by any means, but hey I'm still a girl and those sheets are heavy. But we struggled thru with me in the bed of the truck and Danny doing most of the lifting from the cart to the truck. Mental note: truck can only handle 20 sheets of cement board when also loading five large bags of mortar. The truck strained quite a bit on the drive down to Sparta. Thankfully one of the subs was at the house and helped Danny offload the things. Lonny and Denise came by that afternoon and gave us a hand. 

We had a dumpster delivered a couple of weeks ago and had filled it with what we could not burn. So Denise wanted to get started with the burn pit. We call her the 'Mistress of the Flame' as she lives for getting bonfires going. Danny and Lonny started on the cement board in the kitchen. First, got the mortar mixed because it had to 'rest' a bit. Next we decided on a game plan of which way to lay the sheets. With the guys down on their knees spreading mortar, I was painting the powder room. Surprisingly enough the first couple of sheets went down fairly well. Lonny continued to mortar and Danny started to screw the sheets down. I knew things were going too well when we noticed on the second row, we did not stagger the seam lines. Well it was too late to adjust the ones that needed to be, but at least there were only three and one was going to be under a cabinet. So Denise and I started cutting some of the sheets in half. We made great progress and I couldn't wait to get tiling.

Well, the next weekend, Danny and I worked on the cement board some more, when I couldn't wait anymore and we did a 'dry fit' of the kitchen cabinets. Danny's friend Paul Stewart came by and we started in the corner of the kitchen, but then just had to work the cabinets in where they belonged as we pulled them out of the garage. With so much other stuff being stored there, we couldn't just pick and choose what cabinet to move next. Now the cabinets were delivered on a day Danny and I were not at the house last November and were stacked in the back of the garage. So not wanting to move them around and damage them, we just left them alone. You can see where this is going, can't you? No cabinets were damaged, but we are missing one whole cabinet. And wouldn't you know it, it's the one for the cooktop... which is gas. Now we will have to delay a few more weeks to get a new cabinet before we can get the gas company to come out and do the final hookup. Yes, I could live without the cooktop and just use the grill, but I'm really wanting to have hot water. I so badly could use a good soak in the new bathtub. We will be able to install most of the kitchen cabinets and hope that the wall 'klinggers' that Danny got for the ICF walls help us. More on those later.

Well tonight we're going to finish up the cement board in the laundry room across from the powder room and do a dry fit for the tile. We're wanting to put them on an angle, but will need to be sure we have enough tile to do that. More details later this week.

Drywall finished

Well the drywall, taping and mudding is complete, what a mess! OK, lessons learned: need longer drywall screws for ICF walls, don't need to use 5/8" on the ICF walls. Go over V-Buck with drywallers before installation (not the same as wood framing), and definitely try to clean up the splats and spills of mud within the first 24-36 hours while it's still soft. It is much harder to remove after it really sets. The texture will be applied this coming Saturday and the primer on Sunday. Yeah! Now it seems like we're back on track and getting things done. We took advantage of Home Depot's Behr Paint sale last month getting 25% off each gallon, but no way did we get enough for all the rooms. We could not decide on what color for all of them that day.

Now that the footers and stem wall have been poured and set, the gravel backfill for the porch was done last Tuesday. I don't think I've ever saw THAT much gravel in my life. No idea of how many trucks (yes trucks with an S) it came to. The porch is scheduled to be poured this Saturday as well. Can't wait till Danny and I can sit and watch the sun set. We will also have the pad poured for the dog kennel, but will wait till later in the summer for the greenhouse pad.

Oh and another biggy - Danny got the plumbing working! OK OK, just some of the plumbing, but I'm sure the rest will work once the PEX connections are complete. We only had one leak last night.

I'm sure Danny will edit this, he seems to have a much better sense of humor when it comes to editing the blog, just not when he's working on the house. Sherry sends...

Drywall!

The sheetrock was installed last weekend. We had to pick up additional 2" drywall screws for the ICF walls (minor stuff). Oh, and another speed bump is that we wanted the windows (yes, with the extra-wide sills) to be wrapped with drywall as well. The sheetrock sub said that might be a problem with the V-Buck, because it's webbed, not solid on the inside. They may have to 'glue' the sheetrock around the windows. Still working on that one. 

Taping and mudding began Saturday and is looking great! Only problem with mudding was that we still don't have running water yet, even outside (Danny???). So I had to make a trip into town, with the little car mind you, and pick up 40 gallons of water! Twelve 2.5-gallon containers later, me and the car pulled into the driveway and away the mudders went. Sunday the guys were back and put most of the corner bead on and taped screw marks. Some of our corners are going to be bullnosed, so that will have to wait until later in the week. Danny's tried his best to keep the steps down to the basement and up to the loft clean, but right now they are covered with splotches of drywall mud. We'll have to get the scrapers out and then clean the wood, and we're planning on staining the steps.

I tried my best to stay out of the mudders' way so I planted a couple of evergreen shrubs we got from Denise and Lonny Robertson. I had the need to dig! Could not wait to get into the gardening mode. I can't plant anything in front of the house until the porch is poured, so I started right outside the master bath window. So 160 lbs of topsoil, 6.4 cubic feet of peat moss, two shrubs, two trees, and one bush later I can say I was landscaping. Clay soil is not detrimental to working well with a tiller, so there will be lots of topsoil added for additional gardening projects. I felt like a wrestler trying to get the tiller to actually dig into the clay soil, but after a couple of bruises and really sore arms, I'd say the soil won; for now.

A few more pictures

We have rain today thru Saturday, so the porches will once again have to wait, but we're a whole lot closer to getting them in! The tapers and finishers are still scheduled to be here on Saturday and the alarm company will be in next weekend. Sherry has become a real Cable Dog (Air Force term). She's wired the entire house for cable, phone, and internet on her own... and it works!!!!

Our plumbing wall for the shower in the master bath is too full of vent pipes to get the plumbing in for the shower, so we have to improvise. We're going to instead put in two showerheads along the long back wall (shower stall is 7'x4') with separate controls for each. Should be a nice addition when finished. We're going to build both the master and basement showers from scratch, I guess that qualifies as custom!

Thanks much to all of you for the outstanding feedback on our home! This has been an incredible experience with lots of ups and downs, but we can finally see that we're nearing completion.

We have rooms!

1 May 2007 - we have rooms! The drywallers were in for 7 hours on Saturday and finished up with three more hours Monday. It was amazing to watch them work. They popped in the coffered and vaulted ceilings in no time. The only problem we ran into was that they did some of the interior walls using the half-inch drywall that was intended for the exterior ICF walls. We barely finished putting the insulation in the loft above the garage and they were tackling that right behind us. Our friends, Denise and Lonny Roberts stopped by last night to help us get the excess drywall all picked up. The 'mudders' should be there Saturday morning and then I get to paint. We stopped by Home Depot last week when Behr paint was having a 25% off rebate and picked up 15 gallons of paint, plus Danny's 10% military discount!! Mostly warm natural colors except for the Cherry Cobbler red for one wall in the master bedroom.

Also, the footers and stem walls were poured for the wraparound porches. It's going to take a LOT of rock to backfill inside the stem walls. Hopefully that will be done by the end of the week so we can get the siding finished and the columns installed, but it looks like rain until Saturday. The front dormers are all done and look really nice. Good thing we got the curtains hung early, they look great! Now that the rock is up, people can finally "see" the exposed trusses in the great room that will be boxed in with finish lumber. While the guys were inside hanging drywall, we managed to get the yard cut - all 6 acres!!

Danny has the pictures, so I'll get on him tonight to get them loaded. It's all finally starting to come together.

April updates - drywall?

25 April - things have been moving along a little slow. We've been installing the insulation in the bonus room above the garage - we now call that the 'loft'. Don't mind the insulation too much, but me and the stapler are still at wit's end. Craig - our replacement siding guy - has been doing a great job! He has two dormers done in the front and has been fixing some of the issues from the previous siding guy. 

We've had most of the drywall delivered and thought that the drywallers would have gotten started last weekend, but three of them were sick, so maybe this weekend. 

And, the footers for the front porch were poured yesterday! Hopefully the rain holds off, so the porch can be completed by this weekend. 

Once the porch is done, then the siding can go on the front of the house. Once the drywallers get done, Danny and I can get the bathrooms operations, get the walls painted and the floors in.  Then I can get my kitchen cabinets installed.

March update

I'm trying to update the site today as Danny's been spending all his spare time working on the house. The weather's clearing up, so we've been out at the house every chance we get. We finally did fire the original siding sub (because we haven't seen or heard from him for almost a month!!), and hired one of the guys that worked on the original construction for us last summer (wow, that seems so long ago!), so that's finally progressing. Some of the siding in front of the garage had to be torn (ripped) off and redone, because it was lopsided (did this guy even own a level?), but everything else is looking good.

We now have stairs leading up to the bonus room (gym) above the garage; something about a wobbly ladder just was not daring enough for me to get up there until now. What a view out the back window! No pics yet, but we'll get some loaded end of this week. We are now scheduling the drywaller to get in and do his thing because we are planning on putting our old house on the market next week, so time is short. We're also getting the concrete guy set so he can get our wraparound porches poured soon (next week!!!) because the front roof overhang is starting to sag.

We've planted several trees on the property now, to include Wisconsin Weeping Willows, Pear, and some Granny Smith Apple trees because of the name of our street (Granny Smith Lane). There will be about 15 of them lining the drive. It will be so cool when they are all in bloom!

The HVAC system has been fully installed including the air handling system (his name is ERV). The satellite TV is in, but we're still having some (F*&^%#!!) issues with wiring the house for the phone lines, hoping to have that fixed this weekend. Well that's it for now. I'm sure Danny will come back and edit this, but it gives you an idea of where we are right now.

Still at it...

Well it's been quite a while (again) since the last update. There just isn't a whole lot happening. The weather this winter has been the worst we've seen in this area in years, so it delayed a lot of work.

If I can keep the siding guy out of jail and healthy when he is out, I think we may see the house sided by April! The lowest bidder is not always the best, wow, I now remember reading that in The O-B Book!! The furnace is in and it's awesome! I may even name it! We have five zones for the HVAC system and when I walked in and saw the beast sitting there with all the zone sensors installed, well, if I wasn't married...

The winding stairway to the basement is in and the central vac system ($1,100) is started. I've just about finished running all of the PEX, but I'm still scared to death about making the actual connections. I'm sure it will work out, just need to research a little more. Sheetrock should be ready to go up in about two weeks - FINALLY!!! I think then we'll be about ready to move in and finish all the flooring, cabinets and trim work while we're in it.

The appraiser was back out last weekend and said he had just appraised a $1.5-million home that he feels is very comparable to ours - WOW that was a shock!! We haven't seen the appraisal yet, but it should be nice, even though we're over budget, we'll still have a very large sweat equity.

Still cold.

3 Feb - Danny and I were out at the property this weekend in every anticipation to do some work out at the house. We still have telephone wiring, cabling, whole-house speakers, and deciding where to put the ducts for the whole-house vac system. However, after seeing the snow and realizing that the temperature, hovering around 10 degrees, was just too cold for my fingers to even be convinced to vacate the warm of my coat pocket was not going to happen. We did take a walk around and yes we are 'still siding'. The single-digit temperatures now have delayed us more. If we can't get the soffits and fascias in, we won't be able to turn on the heat. 

I did some measuring in the house for the closets. We found a nice 'do-it-yourself' line from ClosetMaid, that is really pretty (and manly). I'll let you all know how it's coming along. We have a 14x7x10 foot walk-in closet and frankly I'm just not sure if I have enough clothes to fit the space. Sounds to me like "Shopping" is needed.

And yes, like Cara at QuarterlyHouse, we have paint samples, and paint samples, and more paint samples, and yes paint samples. I don't think Danny wants to see another paint chip as long as he lives and we really haven't picked the colors for the house yet! I even have a whole stack on my desk right now to look at!

Still siding...

Yes, it's been a long while since the last update... my fault again and no excuses!

Hard to believe we were beginning the siding and soffits last time I updated this page, because they're still at it! Okay, we had the holidays, rain, more rain, wind and rain, and now just plain cold temps, but at least the mud is solid! The guys are about a third of the way through the siding install, but wow what a difference. In addition to the siding, since the last update, HVAC ducting is finished and equipment should be here within two weeks. The electrician is finished for the most part; he just needs to get all the wiring tucked into the panel. Plumbers are finished with the DWV and interior LP lines. LP and phone have been trenched to house. Garage door openers are in, locksets are on all of the exterior doors - finally (just needed a late night call from some great neighbors letting us know someone was snooping around after dark). HW heaters (two) will be here Saturday. Still no basement stairs (hopefully within two weeks). The soffits have helped to really cut down the wind that rips through the house. Being out on that hill with no wind blocks is brutal!

I guess now would be a good time to admit we are probably going over budget - okay, okay we're there! The labor costs killed us. Before starting, we had a lot of promises and offers to help that all fell through for one reason or another, and the new job has almost eliminated any free time for DIY, so we had to revert to hiring more subs than anticipated. Another "Lesson Learned" - don't rely on friend's help when establishing a budget. There is really still a lot of work to do inside (even though I hate to admit it), so I need to get myself re-motivated and start spending some late nights out there. Motivation is lost really fast in the cold and when working alone!

Our goal is to be in about March 1st. I know there's more to add here, however, time is limited so here are a few pics until later...

ICF Lessons Learned...

It's been a very busy week at the house; seems everyone is making up for lost time! Tuesday the fireplace was installed, however, the rain on Wednesday (yep, more rain) proved that the stack was not completely sealed at the roof, so the installers will be back out to seal it up. The plumbers got started on the waste, drain, and vent piping which revealed some concerns we hadn't considered. The sinks in the master bath and powder room, are all against an outside ICF wall, which poses the problem - where do you run your vent stacks? The plumbers are going to build a frame wall to sit up against the ICF so the pipes can be run up and out. We should have had the vent stacks in the ICF forms before the concrete was poured! We'll only lose about 4" of floor space, but it could have been avoided.

Lesson 2 - the toilet drain in the guest bath sits dead center over a Dietrich Steel floor joist! Solution, same as the vent stacks, build a double wide wall which bumps the toilet out just enough to clear the joist. This one should have been caught by the guys at Dietrich Steel when they laid out the system.

Siding, soffit, fascia was delivered Tuesday and is in the process of being installed. And the electrician and HVAC guys are still chugging along. No porches until next spring... bummer. The rain has caused a lot of settling and it's apparently not finished, so better to wait and do it right than rush it. The back porch is poured, but it sits on the original grade, so no settling issues there.

We stopped at Home Depot to look at outdoor lighting and found a great powder-coated aluminum coach light at a cost of $40 each... we need nine!!! Came home and did a little surfing and found the same light (or a very near replica) at ebuilderdirect.com for only $16.99 and had them in three days!

Last night was one of those nights you never want to relive - finished work and made the 45-minute drive to the house. The plumber was just leaving and asked if I had the shower/tub unit for the guest bath. I didn't and he needed it today, so I made the trek back to Belleville (45 min.) and ran into Norm's Bargain Barn (GREAT PLACE!!!!), bought a tub/shower unit for $260 and the guys brought it out to the truck only to realize the only way it was going to fit was standing up. So in the rain (did I say it rains a lot here lately?), I worked at getting it strapped in, and made the long slow, very slow, trip back to Sparta. Managed to somehow get it out of the truck by myself and then drag it into the garage. Got home about 10:30... very wet and cold...

Finally, an update!!!

Okay, okay, so it's been a month since the last update. Spent all last weekend with the chainsaw, cutting up the debris from the ice storm that hit the Midwest. We lost three 30' cedar trees out back and a lot of limbs off of others. I tried to update this page around that time. but we lost power and the computer crashed in the middle of the attempt. There are plenty of other excuses as to why, but I'm just too tired to go into it...

Quite a lot has happened since the last update where we were beginning to install windows; I can now say that all of the windows and doors are in with the exception of one door (the very large patio door). Sherry and I installed the last three dormer windows today and since they are false dormers with no interior access, she hung curtains in them right away. Should have that one in this week. The electrician is about 75% complete (we have working lights!!!), the three-zone HVAC system is nearing completion, garage doors are installed, driveway is in, the back porch concrete is poured, cabinets are sitting in the garage, appliances are sitting in the den, and the roof is DONE!!! The fireplace is finally going to be installed Tuesday. Siding and soffit work begins tomorrow ($6,000 to install 56 squares and all soffit/fascia). The sheetrock bids are back and the winner is... J.W., with a bid of $4,500 to hang all the sheetrock (house, basement, garage and bonus room) and $4,500 for taping and finishing. Since we have 10' ceilings, the sheetrock will go on vertically, which eliminates a lot of cutting and waste.

The Dietrich steel joists have been utilized to their fullest by the electrician and heating guys. They have managed to keep all the wiring and ductwork up in the joists by using the cut-outs to channel through, so we'll end up with a 9' basement ceiling. Having the house closed in makes it a lot more bearable to work in during those late nights.

Windows!!

Well, it's been almost two weeks since the last update - why? Because it's been raining so much that we have six acres of mud, and where it's not soft mud, it's too slick to get up to the house! Finally had the windows delivered today and was able to get all but five installed... in spite of the mud and poor footing around the house. Just as we finished tonight, another soaker rolled through!! Shingles are 3/4 completed, HVAC is going in, the electrician has real working outlets in the house, and the carpenters are still working on the porches. I'm beginning to think we will not get the porches poured until next spring!!!

The largest of the windows are the two on the back side of the great room, they measure 9'x7'. They were too high to ship with the transoms attached, so we had to attach them together in the garage (level floor) and then carry them around to the back of the house. Things got very tense while we carried those monsters, watching them bow, and waiting for the mullions to snap, but four of us managed to get them in place by walking them up and then securing with screws into the V-Buck. The windows are Marvin Integrity series, low-E, casements - awesome windows!!! All of a sudden our concrete monolith is getting some character and really starting to look like a house rather than an igloo cooler!

Well the rain ceased for a short time Wednesday but not enough to get the roofers back on top. I managed to get some driveway grading done while the ground was still soft and then shamed the carpenters into coming out in the cold to get a little further on the porches. We spent about an hour up on top getting the west gable sheathed and finishing the sheeting and fascia on the porch before it started raining hard enough to call it a day. Just about the time I was ready to leave, the electrician showed up with his new hot knife and we experimented with cutting boxes and wire runs into the ICF walls. What an awesome setup! The hot knife cuts through the ICF like soft butter. Won't take long at all to get the wiring run!

Today is another soaker, so no roofers again. The windows are still on schedule for delivery tomorrow morning and should be in place by Sunday night... Wait till you see these awesome windows!!!

Roofers????

So how many weeks now have I been saying "...the roofers will be getting started this week..."? Well guess what, they finally managed to get a good chunk of the roof shingled!! I have to admit, it's been really wet and they couldn't get in close to the house due to the mud, but it all dried out this weekend and they got started Monday with a crew of three... Today there was a crew of seven!!! As you can see by the pics below, I think the Owens Corning Harbor Blue was a good choice of color.

Additionally, over the weekend I managed to get the 146' of 3" electrical conduit buried (by hand, I'm getting very good with a shovel), while Sherry did some site clean-up. The front dormers are started, and now the big push is to get the 10"x12" massive box beam built around the porches which will ultimately be supported by 10"x10' round columns. We framed in the corners of the porch today and sheathed the west porch, slowly making our way around the front with the roofers right behind.

Also got 60 tons of rock delivered today for the garage approach and part of the driveway. No shovel work there. Peck Bros. Construction brought out the tractor this afternoon, so I'll be spending a good part of Wednesday on the tractor, grading it out... and also back up on the roof of the porches. This weekend, the windows go in!!!

By the way, for those of you trying to decide which ICF to use (and this is NOT an advertisement or endorsement nor a slam), the sub who did our ICF build has started another ICF job and is again using Amvic (the product he used before our PolySteel). Well, he stopped by the site tonight frustrated as all get out because, as he says "...the Amvic is nowhere near as easy to build with as the PolySteel..." He says his future jobs will only be PolySteel!!!

Rain Delay...

Okay enough rain-dances already!!!

Not only did the Cardinals get rained out this week, but it's caused a real problem at the 'Circle S' as well. The fireplace, scheduled to be installed Monday, has been pushed back at least two weeks. Roofers have not been able to get out to the house because of the rain and mud. They are tentatively planning to be on site Saturday/Sunday. One drawback to getting the shingles at a great price... they were not set up on the roof! Now we're looking at $350 to have a conveyor truck get them up on top. Still at an overall cost savings, but an unexpected $350 expenditure.

Footings for the porches that were planned to be dug today... mud again!!! And the forecast has more rain coming in tonight and all day Thursday. So the plan is to get in a good full weekend of catching up. Plan to also get some more electrical and plumbing work done too.

Everything right now is pretty much dependent upon getting the roof shingled and the porches poured. Then it's time to get those amazing windows in place and dry this thing in before the cold hits.

Catching up...

Okay, it's time for me to catch up a little here. For the past few weeks Sherry has been doing an outstanding job of adding short updates to try and keep things current. I've been at the job site a LOT, and by the time I make the 45-minute drive home each night, I'm really not up to sitting in front of the #@&!!! computer and updating pages, but it needs to be done, so tonight I'll make the effort...

I'm going to attempt to just add to what she's already written and get some updated pictures added.

We are still not dried-in, BUT, this house is also MUCH BIGGER than we thought it was going to be. And the roof is HUGE. The roof has been the most time-consuming portion of the build so far. In addition to it being 75 squares, it's really got a lot of transitions and as the crew says, it's really cut up. There are a lot of areas that needed to be framed in by hand to bring the different rooflines together. I can say that it looks like tomorrow, October 11th, we should finally be there, with the exception of the three false dormers that sit on the front of the house.

Regarding the roofing cost - for those of you in the planning stages - We bought all the shingles, paper, flashing, ridge vent, drip edge, etc for just over $4,000. Getting someone to do the work has been a challenge. First because it's taken so long to get the roof done, and second because of the sheer size and difficult roof pitches. I decided on (with a strong recommendation from Peck Brothers) a local roofing company. We've been trying to keep all the labor local to the Sparta economy. The guy's first quote was $100/square (remember this is a 75-square roof!!). Then I told him we had all the materials, okay, price comes down to $75/square. Not good enough, I was looking for closer to $50/sq. So after a few calls back and forth we settled at $64/sq or a total of $4,800 with a five-year guarantee.

There have been many variables that needed to be completed or partially completed before going onto the next piece of this mammoth puzzle, then going back to complete the previous step before being able to move forward again. The garage (what an AWESOME garage!) is completed, and we now need to get the wraparound porches poured in the next week. Then the windows and doors, HVAC, electric etc... I started the PEX install tonight. Installed two 24-valve 1/2" Vanguard MANABLOC Manifolds, vanguardpipe.com/mbloc one on each end of the house, and I'll start the PEX runs tomorrow. Looking at the overall picture, we've only been at this for about 13 weeks, so I guess from that viewpoint, we're really moving along!

By the way, A BIG THANKS to our very good friends Lonny and Denise Roberts for bringing their 32' camper trailer out to the job site!! Those nights at the new house are about to get a lot longer, but I won't have the long drive home...

Concrete Garage Floor and bonus room

Oct 5 - the concrete was poured this morning for the garage flooring. Ron Johnson was out again with two of his sons and they got it done in just a couple of hours. The Peck brothers worked on framing-in the bonus room above the garage. 

Just can't say enough about the Johnson's. The two boys with Ron (his sons) are 16 and 9 and work harder than a lot of grown men and the quality of the work is simply OUTSTANDING!

The garage floor is 28' deep by 36' long. We had floor drains installed right away too. One drain is located adjacent to the indoor portion of the dog kennel for wash down and baths. The other is a trench drain that runs the entire length of the garage just inside the doors. There is a 2" slope in the floor from back to front so we can wash the cars in the garage (I hate the dust from the gravel road), and it will also allow snow, ice, and rain off the cars to drain away. We are planning to try the electric radiant heat grid under ceramic tile which will cover the area under the kennel... yeah, they're VERY spoiled dogs!

The bonus room above the already 10 foot tall garage, will be the home gym; complete with free weights, treadmill, Bowflex, fridge, blender etc... It measures a very nice 12'x36' with a full 8' ceiling. Electric baseboard heat will heat the room.

Misc projects

Oct 3rd - The garage wall OSB is up. The subfloor for the bonus room is installed and the guys should be working on the walls for the bonus room Wednesday. The roof shingles are starting to go on. 

We had a big sticker shock from the landscaping company. Want to have a retaining wall of some kind in front of the house due to the slope of the grade, but didn't realize a bunch of rocks could cost so much. Got a lead on a local guy that has connections to the quarry down the road and may get those big rocks for next to nothing... maybe. 

We did a walk-through and marked the studs where we want light switches and outlets. Marked where the appliances go in the kitchen and even where the plasma TV will go in the master bath... yep, right in front of the stool!!! DVD too??? Never miss a Packer game!

Sep 27th - the concrete was poured Tuesday for the ICF forms we're using for the stem walls. So Wednesday we were ready for the Peck Bros. to start with the frame walls. Also have tons and tons and tons of gravel on the garage floor. Should be getting the roof trusses up next, and then SHINGLES!.

Garage sub-walls

Garage stem walls are 3' high ICF. Since our house sits quite a bit higher than original grade, we got creative with some of the scrap ICF form pieces to build up the pour on the deeper areas. Looks like we'll still need a lot of fill in front of the doors. We also finished framing the short apron walls that complete the dining room and great room. The 2x4 supports will be replaced by 10"x8' fluted Roman columns.

The electrician was also out and got the exterior service panel mounted to the house and the breaker panel is mounted in the basement east mechanical room. Tomorrow morning the plumber will be on site to install the trench drain that runs the length of the garage just inside the doors. That will allow for snow and rain to drain out of the garage as well as being able to wash the cars right in the garage any time. There will also be a drain in the indoor portion of the in/out dog kennel, so we can bath the dogs in the garage as well.

By the way, the new shotgun is GREAT! We've been using our Bass Pro Shop card to pay for most of the materials and racking up LOTS of points! We then just send a check to pay the balance each month. The shotgun was basically free! Next purchase is a new bow for Sherry...

Stay tuned, tomorrow the garage walls get started and the fireplace framing goes up!

Garage footings and Bilco door

Sep 21 - Finally, the garage footings are poured! The Bilco Concrete 'tornado' egress door ($2,700) is also installed. Additionally, the walls were framed out for the spare bedroom and bath in the basement and the wall separating the home theater room from the smaller west mechanical room was put up. The Bilco door is a real work of art. The subs are all impressed with the quality and ease of installation. We placed 6 tons of rock under and around the Bilco door ($13/ton), for drainage prior to backfilling. The precast unit was lifted off the truck and set into place then bolted through the 6" concrete wall with four 12"+ threaded bolts that screwed right into the casting. The entire installation took about three hours. We upgraded the doors ($300) to include hydraulic pistons, and all weather, non-fading heavy gauge molded doors. The unit locks from the underside with a bolt.

Roofing and Framing

Sep 14th, most of the interior framing is done and roofing continues. My hopes of getting the roof shingled this weekend are shot! Turns out this roof at 80 squares is more of a monster than I ever expected. The sheathing is coming along fine, but the 10/12 pitch on the end sections is proving to be a little slower going. As you can see by the pictures, the house has a very open floor plan. Vaulted ceiling in the great room with three exposed trusses that we will box in with knotty pine to give the appearance of heavy beams across the room. 

Have to hand it to Peck Brothers Construction though, these guys are real pros "on the cutting edge of technology". One of the suggestions they made for the cement wraparound porches was to install 4"x10' thin-wall PVC tubes vertically on the footing around the house. I used left over strapping from the roof trusses and drywall screws to hold them to the wall.  These will be filled with cement when the porches are poured and act as pilings to prevent the porches from settling or sagging years from now. Simple and inexpensive!!

Roof Trusses

Friday Sept. 1st, the trusses for the garage were delivered, however, no garage yet to put them on. The crew had asked if I could be there by 7:00 that morning, so when I showed up they were all ready for Dove hunting opening day. Even had a shotgun for the boss! We bagged 38 by lunch cleaned 'em and fired up the grill. Dan wrapped the birds in bacon and got busy cooking. What a GREAT way to build a house!!!  I'm not sure what the trucker delivering the trusses thought though when he pulled onto the property and 4 guys with shotguns greeted him!

The balance of the trusses were delivered on time Tuesday Sept 4th! Couldn't get the crane until Thursday, so Wednesday was a down day. I just keep seeing those days add up as lost time, but we knew there would be days like that going into this project. Thursday morning the crane was set up and ready to go at 7:30. Once we started, there were no problems getting them into place. Sherry was even put to work measuring and marking before they were lifted.

The only real problem that did show itself was the undersized tray ceiling in the master bedroom. I stood there and looked at it trying to figure out what was wrong (besides being way off center). Seems the truss builders mis-measured one side and shortened the tray by about 6 feet. Luckily it's a top quality local place (Construction Supply of Red Bud, Illinois) and they will be coming out to correct it in place. As I read on the O-B site, there will almost always be some problem (big or small) involved with the trusses.

As of today, Tuesday Sept. 12th, we have started sheathing the roof. Porch overhangs are on all the way around... still no garage, we should have it started by next week. The shingles are due to be delivered tomorrow. We got a GREAT deal on Owens Corning Oakridge Pro 30 architectural shingles. One of the local building supply places in Sparta had to special order them for us, so when the girl got the quote from the supplier it was mistakenly quoted very low ($17.53/bundle). By the time it was caught, we had already been given the quote and they let it stand. We needed 80 squares or 240 bundles... we saved Hundred$!!! Yeah, BIG roof!!!!

Backfill is scheduled for later this week, then the Bilco Door gets delivered and installed (jetprecast.com/perm/permentry).

By the way guys, (Jonas and Paul), I also noticed a lot of empty shotgun shells today that had not been there yesterday, but didn't see a whole lot of doves out there... Friday we hunt!!!

Septic & Main Floor Walls

Aug 31-Sep 01 - Well the aeration septic system is finally in!!! Just seems like one more crappy job out of the way...okay, I'll admit that was bad. As I mentioned early in the journal, we went to the local building supply stores and asked for sub-contractor referals for each of the trades and we ended up tapping into the good ol' boy network in Sparta. Bob Orr was said to be the best guy around when it came to septic systems and I'll admit they were right. He did an outstanding job and the price  - - - an amazing $4,000 for the whole job! I think that's well below some of the quotes I've seen on OB. While he had the trench open, I tied into the Form-a-Drain outlet and ran 4" black corrugated piping ($40.00) through the trench and out to the drain field about 200 feet east of the house.

Once framing of the 10' walls began inside, it just moved right along really quickly. We originally wanted to go with 8'doors inside, but after pricing them, we decided to improvise. So we have all 36" wide doors (everyone should use 36" doors - almost no cost difference for the extra width), that are standard 6'8" high, however, we had transoms framed into the wall directly above the doors so it will appear to be an 8' high doorway. The transom openings will be filled with a decorative grillwork. The trim molding will be continuous around both the door and transom, tying them together into one unit.

We also bought the fireplace unit ($3,000). Heatilator, Icon 100 Direct Vent, http://www.heatilator.com/products/fireplaces/gasFireplaceDetail.asp?f=BI100D  Since the Great Room measures 20x40 with a 15 foot vaulted ceiling and exposed trusses, I wanted a BIG fireplace to fill the area. Well, the Icon 100 is the Big Daddy of fireplaces with a 58" wide by 51" high opening and massive gas logs. We'll surround it with stone from floor to ceiling...can't wait to see the finished product! Sherry thinks it will be too big. No way, we all know bigger is better, more power, more power!!!... aarrgghh!!!

Platon waterproofing

Aug 26/28 - Installed Platon waterproofing - systemplaton.com. This stuff is GREAT!!! I read the reviews on the rubber sheeting that the ICF distributor tried to sell me and it sounded like a good product, but way too many possibilities of messing it up. Someone mentioned "...this PVC blanket stuff..." so I did some research and found the Platon. Locally it was $215 to $245 for a 8'x 65' roll. I found it on-line at Korit korit.com/platon for $205/roll no taxes and free shipping! Speed clips used to attach it every 12" were $.39 each. The stuff is very easy to install and will provide a good degree of protection to the ICF walls when backfilling, as well as channeling moisture down through its dimples.

Main Floor ICF final pour

Aug 24 - Today's the day for our final ICF pour. All the panels jacks are in place for the walls, and the windows and doors have been braced. The pumper truck showed up about 0730 to get set up. Sherry made breakfast for everyone (now that we finally have temporary power) off the tailgate of the truck. Oohh, can you just smell that bacon! Some wood bracing goes up around the potential weak spots to help prevent blow-outs (starting to look like a hillbilly house doesn't it?). So far we've had no blowouts, and hope that continues. Just as we finished breakfast, the first cement truck arrived. He dumps his load of concrete into the hopper of the pump truck, and we start the pour. 4" holes were drilled at the base of each of the windows to verify that the concrete is filling up the space under the window framing. Pic 6/7 show the guys making sure the concrete is moving smoothly into the voids.

Next, the guys control the flow of concrete around one of the corners. Too fast and the ICF foam seams could give, spilling concrete everywhere. Danny's up on the scaffolding watching the progress and keeping an eye out for problem spots. You can see in the 12th pic the concrete inside the ICF forms. Jonas was down below looking thru the windows for any problems on the outside walls. The last of the concrete was poured about noon and then leveled out along the top of the ICF forms. Once all was level and plumb, the anchor bolts were put into place. 

Now we wait for the roof trusses.

ICF walls finished and Panel jacks installed

Aug 21 & 22 - Well Danny's back from Reno so he was out at the sight Monday and Tuesday. The rest of the ICF courses were put in and all the bracing was complete. Rebar is also set in place vertically. The 23rd, the guys will be working on bracing the window and door openings and getting everything ready for pour day on Thursday. One more day and we'll have concrete walls! 

As for the vertical rebar, we had one minor glitch. The guys forgot to extend it out of the first pour so, we needed to drill holes in the concrete, (at 45-degree angles) and set the rebar to tie in the first and second pours. The windows and doors are all framed out with V-Buck vbuck.com, which is very easy to work with, presents a clean finish and is not that expensive (I'll get the price posted here soon). Cost for rental of the panel jack system was about $1,200 for a one-month period. $200 is the refundable deposit. The local supplier never informed me that the V-Buck bracing was not included or even ordered, therefore we improvised with 2-by lumber for window and door bracing - it worked out GREAT! Probably cheaper too.

Main floor ICF installation continued

Aug 18th and 20th - I was out on the job site Friday morning because I had to be in the office for the afternoon. I got there before the guys and could not believe how quiet it was, even though the bugs were making such a racket. As you can see from the pictures below, the ICF around some of the doors and windows have reached the fourth course/level. Now each of the walls are starting to take shape. The second picture is a thru and thru from the great room/patio door thru the front main entry door. The guys got some of the panel jacks up and should probably finish them Friday afternoon. They had another job to finish installing windows, so they may not get much done today. The fourth picture is what the house looks like from Nature Trail Road. 

I still hoped for completion of the forms on Monday, but the weather turned wet, very wet, over the weekend. I was out on Sunday the 20th to do site cleanup and it was so muddy, I didn't get much done. As you can see from the 5th and 6th pictures, there is puddling everywhere from the hard rain. Our T&G subflooring is holding up very well in the wet weather. Also, all the panel jacks have been installed and if the weather holds and things dry out some, the scaffolding can be put together to finish the fourth and fifth course/level on Tuesday or Wednesday. The last picture is of the house from Granny Smith Lane, about where the entry of the driveway will be.

V-Buck and ICF installation for Main Floor

Aug 16th - Again I had to work a half-day and yes, Danny is still in Reno. The V-Buck PVC framing system was just about all in place by the time I got there in the afternoon. Works better than traditional wood framing as like the steel floor joists, there is no warping or degrading of the material. It fits perfectly around the concrete-filled ICF forms. Level three is completely installed and the guys are working on the panel jacks for the wall supports to keep them plumb. Look at all those openings! YES, we have lots of large windows and doors! Don't want to miss any of the view!

Level four and five should be going in on Thursday and Friday. All the ICF should be done by Monday at the latest and the second pour scheduled for Wednesday. The housewrap arrived as well. It's a ridged PVC like plastic with channels running thru it. It goes on with speed staples and will allow excess water that may get under it to be channeled away.

The last pictures show more of the main floor from Natural Trail Road with all the window and door 'cutouts' and level three complete.

Main floor ICF installation

Aug 14th - I (Sherry) had to work half a day before I could go out to the property, but to my surprise when I arrived that afternoon about 1:00 pm, the electric company was there and was almost done installing the transformer! It only took us about 6-8 weeks after we gave them money for them to show up! Our electrical sub was also out so that he could install Dan Peck's construction power pole so they would have power on the site instead of trying to run the generator all the time. (Electric is probably cheaper than gas right now).

The subfloor sheathing was complete, the temp railing around the stairway was up, the rebar was in place and the start of the first level was underway. The rebar took some time in the morning to install as it was forgotten about while the cement was wet, so holes had to be drilled for their placement. (Oops). This is what will hold the main floor walls to the basement walls when the second pour is done. 

As you can see in the 4th, 5th and 6th pictures, here comes the storm. The guys worked right up until the light rain became a downpour. The next three pictures show the V-Buck PVC framing system. This is used to frame out the doors and windows when you use the ICF forms. It's sturdy and will hold up to the weight and pressure of the poured concrete. An added bonus, at least for me, is it will give me wide windowsills, which I think will add dimension into the room, not to mention providing a perfect resting spot for the cat.

The last picture is of the house from Nature Trail Road. It's now getting easier to see it above ground. You can see the first 'cutout' for the main entry door. The rest of the 'cutouts' should be in on Wednesday.

Subflooring, cont.

Aug 12th - Well Danny had to go to Reno for a week, so I (Sherry) will try to keep up with the journals. I was out on Saturday to do a little job site cleanup (you know - that sweat equity thing). Yes it was hot, so it took me three hours to clean up the basement from the dust and dirt, empty water bottles, and all the dropped nails from the subfloor installation. In the next few pictures you'll see the basement with the support cross beams already installed and the two main framed support walls. The other walls to close off the spare bedroom and bath will be added later. 

I stopped every thirty minutes or so to get more water and to just stand and listen to the silence. It was so beautiful out there Saturday that I didn't want to leave. Can't wait till we move in!

Subfloor Assembly, continued.

Aug 8th and 9th - the subfloor continues to go in. Dan Peck and his crew are really liking the ease of the installation. The first pictures show the joists from above next to the ICF wall. You'll notice all the holes in the beams, that's to make it easier to run the duct work and wiring - no drilling of holes, which means no compromise of integrity of strength. The next one securing the brackets around the framing leading to the basement stairway. The third picture shows the floor joists from below as they are laid out before installation. In the fourth you'll notice that they tilt them up and then, using brackets, screw them to the framing that will provide the load bearing for that section of flooring. 

The morning of the 9th, the guys had all the joists in place and started working on the subfloor sheathing.

Subfloor Assembly

Well, we finally filled the basement walls with concrete last Tuesday and then let it set Wednesday and we were back at it Thursday morning. The Dietrich Steel ($6,995) arrived exactly on time at 8:00 a.m. Thursday as promised. The longest of the steel joists are 40' 9" (18 each). All are 2x12 16-gauge steel. They're not too hard to handle in regards to the weight, but WOW does that steel get hot! I would put it near 143+ degrees, you definitely need to have gloves on! The Dietrich design team had sent us a complete layout plan about two weeks prior to delivery. The ONLY thing they missed, was not telling us that the hardware (screws) are not part of the package. That little bit of information would have saved a lot of time chasing around town trying to find the correct screws! Beware the screws "suggested" by Dietrich... WAY expensive and very hard to find! Other than the screw problem, we're like a bunch of kids with a new erector set!

The Rim-Track was nearly all up by quitting time Friday. Today (Monday August 7th), we managed to get the joists installed over the storage/mechanical room. We also lifted and set the 24' I-beam and then got a couple of the longer joists set in place. Tuesday we'll have all the screws we need and the joists should be completed. Our plan is to then get the subfloor sheathing (3/4 inch Advantech T&G) screwed down on Wednesday.

Sherry's latest calculations of $185,000 puts us on track to stay under budget by $25,000... enough for her pool... That also means we are looking at just over $41/sf... OUTSTANDING, but also subject to change! As long as I can keep her out of the stores, we'll be fine!

Basement Walls Complete

Thursday July 27th we managed to get the fourth and fifth ICF courses up and braced. Rebar is in place and we’re ready for cement! However, we’re still waiting for the Simpson Strong Ties to be delivered (not till Monday), so we can get them in place before the pour. Used as fasteners for the rim track needed to support the Dietrich Steel floor joists, they are actually held in place by the hardened cement in the walls. So we can’t pour until they’re in place, a small delay. Our 10-foot basement walls sit about four feet higher than the original grade on the front side of the house and about two feet on the back. We’ve decided to stagger terraces in the front using retaining wall blocks. The terraces will lead down to our future four-acre lake! We did manage to get the water line in and planned to close the trench, but after some discussion, we decided to lay another 480 feet of PVC in the same trench and use it as a chase for future needs such as telephone cable or possibly to pull Romex through if we choose to have a light at the driveway entrance. So it looks like we’ll be closing the trench Monday.

The balance of the ICF forms are due to be delivered Wednesday, and the Dietrich Steel joists on Thursday. Windows and roof trusses have all been ordered!

The walls start to go up!

Wednesday July 26th, the floor is in and we got an early start stacking the ICF.  We managed to get three full courses up before the heat started getting too bad. The afternoon was spent getting the bracing laid out. After some initial confusion trying to figure out how the system fit together, we managed to get all the braces laid out and ready for assembly Thursday morning. At the same time, we got the trench dug from the water meter at the road up to the house, 480 feet. Water pipe was delivered, 1ΒΌ inch PVC, and it was also laid out and ready to go for Thursday morning.

Basement Floor

As promised, the finisher was on time at 8:00 Tuesday morning (25 July) to get the basement floor in. Mr. Johnson was recommended by the sub helping with the ICF build, and is said to be the best in the area. When he arrived he had two of his sons with him (ages 15 and 9), and that was his crew! I was a little apprehensive at first about what I was getting for my $1,300, but let me tell you, these boys were absolutely amazing! For six hours they worked their butts off directing the trucks, handling the chute, pushing and pulling concrete, working the bull float and trowels, and then sealing the floor. They never took a break, never slowed down and never complained. The finished product is outstanding!!!

 

We budgeted $8,000 for the basement floor and came in $4,500 under budget (rock, concrete, and labor)!

Starting the ICF Build

We managed to survive last week's rain and this week's tornadoes and high winds (except for the shade canopy... RIP). ICF was delivered Monday the 17th on schedule (new revised schedule) and 1/2 hour early, now THAT's what I'm talkin' bout!!! The sub and his crew that are helping with the ICF build are all extremely impressed with the PolySteel forms. He has used only Amvic up to this point and says the PolySteel is far superior (sorry Amvic fans, that's not a slam, just his opinion). 

Monday the plumber got in early and by 4:00 pm in 100-degree heat had all the rough-in done, (Awesome job Benny!!!). Tuesday morning we tap-conned a border of treated 2x4's outlining the outer edge of the ICF forms around the footing, and dry-fit the first row of ICF between two corners (perfect fit). Then Wednesday we managed to get the entire first row of PolySteel set in about an hour. That afternoon the trucks started delivering stone for the basement. By the end of the day we had 3/4 of the basement stone in and leveled to 3". One last truck on Thursday morning, a little grading, and it's now ready for the basement floor pour (hopefully Monday the 24th). 

Thursday afternoon I drove over to St. Louis (two hours) to pick up the Panel Jack system from the PolySteel rep (the only one in the area), and what a SNAFU that was! I expected to find everything ready and waiting for me to load up on the trailer, instead I spent the next two hours rooting around in a HOT storage shed (104 degrees outside) looking for the parts I needed, which by the way were not all there, and then driving back two more hours to the new house. Yeah, the cold Bud Lights were very good that night!

Friday we had storms in the area and didn't get anything done at the site, so I went bargain hunting. Found an incredible front entry door at Norm's Bargain Barn, 36" by 96" wood-core steel door with triple-pane full length sidelights and leaded glass design. Brand new (closeout) retails for over $4K and we got it for $1,974 (see picture below). The doors we had found so far were in the $5K price, range so this was a great deal!

I also got a great deal on 12-2 Romex, twelve 250' rolls for $87 each compared to $102 a week ago! The electrician quoted me $10K to do the entire job. After I said I thought that was a little higher than expected and that I intend to help with as much as possible, including hanging all the fixtures, he changed it to $40/hr plus any materials he supplies. I think we'll be closer to $5K, but we'll see...

Monday (24 July) the Orkin guy should be there about 9:00 to do the soil treatment before the floor is poured. We hadn't really considered the pest control cost ($1,545), into the budget, but I guess it needs to be done, and besides we came in under budget on almost everything so far.

By the way, the bank sent us an updated appraisal on the project - $337,200

And so the quest continues to see if we can keep this entire project under or at $200K? Tune in and watch...

A Quiet Week...

Well, overall it's been a very quiet week at the Circle S. We poured the footings Monday morning (16.25 yards of concrete), yep, needed a third truck for just a quarter of a yard... After that, the crew went onto another job they're working in the area, and I went to the base. It rained buckets Tuesday and Wednesday (guess it's to be expected sometime), so we let it dry out today and we'll be back at it Friday morning to get the drain waste lines plumbed in. I should have gone to the Casino and bet my chips on not getting the PolySteel ICF, polysteel.com forms until Monday! Got the call today that it will be arriving at the job site Monday morning... one week late, but due to the weather this week, it's not a major problem. The Dietrich Steel floor joists walltechproducts.com/products/floor_dietrich_tradeready are also scheduled for delivery Monday. The plan right now is to get the first ICF course set and filled, then pour the basement and garage floors. Then we can brace on the cement and also have a clean area to work in. Closed the deal on the HVAC Monday too. We originally wanted radiant floors throughout the entire structure, but since we only plan to be here 10 years or less, we wouldn't recoup the investment. So it's a three-zone variable-speed forced air system with an allergen filter and ERV, Energy Recovery Ventilator, standexadp.com/pdf/ERV-R.pdf Cost for the entire system, $16,200

Dig Day on the Circle-S... at last!!!

Seems like a long stretch since the last journal entry, especially since we were closing on the loan that day AND took our first (very healthy) draw then too! Well we were ready to start then, however, the builder ran into some unfortunate problems involving a death on the job he was working before ours and it put him behind by almost a month. So I'm very happy to say we dug the hole for the Circle-S on July 5th and finished up the next morning!!! As of close of business Friday July 7th (Happy Anniversary, Sherry!), we had the Form-A-Drain in place, FAD is the ONLY way to go these days, what an incredibly easy to use (and affordable) system!

The underground LP tank is in place, filled and buried, and the Port-A-John is on site (the builders were very happy to see it delivered!). We will be pouring the footings Monday morning, and the plumber will be there Tuesday morning to start the rough-in for the plumbing drains. I have to admit I never expected this hole to be as monstrous as it is! The house is 2,586 SF with a full 9' finished basement. Footings for the PolySteel ICF are 30"x8". I'm a little disappointed with our PolySteel supplier, because we kept stressing that we needed it delivered around the 10th of July. He assured us it was on schedule for delivery sometime the 10th to the 12th, okay the extra day or two will work, but now we hear that it's not due until Friday the 14th... My bet is we don't see it until the following week. By the way, we got our first tax bill on the new property - $11 ouch!!

Finally - An Appraisal!

Just got the call from the bank - they have our appraisal in hand and plan to close on the construction loan tomorrow!!

We had to fire the first appraiser because she just didn't seem to want to pursue comps. She dragged her feet for almost two weeks and made no progress. We also found a new bank because the last one was limiting the appraiser to a 10-mile radius. Anyway, the appraisal came in at $315,200. By our calculations, if we stay on budget (yeah, right!) we'll be looking at almost $100,000 in equity upon completion!! Now THAT's motivation enough for me to pour as much sweat as possible into this project! I'm re-reading The O-B Book for the third time...

I've noticed a lot of people using the O-B Forums are very vague for one reason or another about posting dollar amounts associated with their projects. Well, as far as I'm concerned it's no secret and if it helps y'all with your projects then there they are. So I won't be holding back on numbers.

By the way, within 15 minutes of getting the call from the bank, the excavator called and said he was all caught up and ready to start digging our basement! Wow, someone up there has got all the pieces falling into place. After making a few calls, we'll be meeting with all the subs together (ICF, septic, plumbing, and excavator) this weekend at the build site to lay out a game plan and should be digging next week.

I'm feeling the same excitement Cara from the QuarterlyHouse Journal is feeling! This is GREAT!!!

Getting Started on the Circle-S

This is the first of what will hopefully be a very detailed journal of our first O-B construction project. Sherry and I have been in the planning phase for just over a year. March, 2005 we bought a fantastic 6-acre parcel of land ($35K) out in the middle of "nowhere" in Southern Illinois. We then met with our architect and worked on plans for about 6 months. The plans are finished, we've spent the last five months getting quotes on materials, have recently gotten bids from subs, and are about ready to begin digging.

The only delay so far has been the bank. Trying to find an O-B friendly bank in the area was proving difficult so we used the OwnerBuilderBook.com Forum to track down some prospects. We ended up talking to two recommendations, MidCountry Bank and Build 100. MidCountry was great, except for the draw process - limited draws, and checks go directly to subs. Build 100 was fantastic (Chris Esposito), however, they limited the appraiser to a 10-mile radius to find three comps. Not a whole lot of property out in "nowhere" to compare, especially when we're building a 2,600 sq ft single-story ICF farmhouse with full basement and wraparound porch.

So the search for a bank resumed and word-of-mouth led us to a small town about 40 miles from the build site. They are currently completing the paperwork and the appraiser is being allowed to find comps in a 35/40 mile radius.

The water meter ($750) was installed two weeks ago at the front of the property. Now I have to trench the water line back about 600 feet. Just got a call form the power company, they are ready to trench the underground lines and install the transformer ($5K), about 500 feet back. Then I need to get the power lines to the house, about another 100 ft @ $7 per ft... Yep, "nowhere" is becoming costly.

We already have all the permits, building and septic ($325), and over the past year we've purchased items needed for the house, lighting fixtures, ceramic tile flooring, paint, etc...

As soon as we sign the paperwork at the bank, (hopefully before the end of the week), we'll order the PolySteel ICF forms and start digging!
